If you’re looking for a purpose-built apartment with lots of character and its own garden this could be the place for you. Located on the ground floor, this Warner Estate maisonette also has a share of the freehold and is just a short walk from the neighbourhood centre of St James Street and the town centre of Walthamstow.

IF YOU LIVED HERE...

You’ll love living in this tasteful apartment with décor that combines the best of vintage and contemporary style, with original and modern wood floors, charming features such as cast-iron fireplaces, cornicing, and energy-efficient double glazing. The handsome brick frontage and red front door open into a wide hallway that gives a great sense of lateral space. The spacious front living room is flooded with natural light from a large bay window with bespoke plantation shutters. There’s plenty of space here for sofas and a workspace, with a charming original fireplace as a focal point. The kitchen/diner is also generously sized and ideally designed for prep and dining. An extensive range of fitted cabinets provide ample storage and worktop space whilst leaving room for a large dining table, and a window over the sink provides lovely leafy garden views. The double bedroom is a serene sanctuary which has garden views, lots of storage space in a fitted wardrobe, and a feature fireplace,. The bathroom exemplifies the classic style of this property with white metro tiling, a patterned tiled floor and a traditional freestanding washbasin and WC, in addition to a bath with an overhead shower. Outside, you have your own section of the landscaped low maintenance garden. This is a sunny southwest-facing space with a smart paved patio, artificial turf lawn, mature planting, and a well-maintained timber fence.

WHAT ELSE?

- The apartment is a mere couple of minutes’ walk to the local shops on Markhouse Road, and just half a mile to the many shops, bars and restaurants, including the CRATE container complex of independents in the neighbourhood centre of St James Street. It’s a 15 minute walk to Walthamstow town centre where you’ll find a wide range of amenities, such as the pedestrianised high street shopping parade and popular weekend market.
- Transport links are good. St James Street overground station is a ten minute walk, and from here there are regular direct 16 minute trains to the City. It’s also just one stop (or a 15 minute walk) to Walthamstow Central and the Victoria Line, which has 20 minute tube journeys to the West End (20 minutes to Oxford Circus).
- Walthamstow Leisure Centre is a super-convenient two minutes away. It’s a great place to work out, with a 55-station gym, fitness classes and sports courts.
- There are plenty of green spaces nearby. It’s a short walk to playground and open green space of St James Park, and fifteen minutes to the extensive Lee Valley Park and 520-acre Walthamstow Wetlands nature reserve.

a word from the owner...

"We've loved our time living here, the location is great! Walthamstow has a great community feel, with lots of pubs and restaurants nearby. Central London is within easy reach with the overground, but we are also very close to beautiful natural areas like Walthamstow Marshes + Wetlands. There’s also a gym right across the road with excellent classes + a squash league! The flat itself feels incredibly spacious with the tall ceilings, and lots of light. We’ve loved having a garden, it’s peaceful as well as being a total sun-trap all afternoon!"

Our Local Guide:
Walthamstow

Markhouse Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
