"This was my first home and I have loved living here - such a lot of space and I love that it is split over two floors, making it feel like a house with bedrooms upstairs. I chose to use third bedroom as a dining room as loved having the extra space downstairs. The rooms have plenty of space and are bigger than others in the area. Flat is well insulated and is not expensive to heat in winter. Close by there is St James park for runs and picnics in summer. Opposite a large gym. There’s an abundance of primary and secondary schools rated 'Good' or 'Outstanding' in the area and just a 25 min walk to the village. An easy walk or bus to all tubes and over ground lines. A bus or bike (there’s a great infrastructure for cycles around here) for quick access to Lloyd Park, Clapton’s Chatsworth Road or Leyton’s Francis Road. Or even closer, around the Markhouse Road/Lea Bridge Road junction, you’ll find several new cafes, including eco-refill store-cum-coffee shop Cups & Jars, Italian deli with a Japanese influence Pinch la Deli, eclectic event space/bar/pizzeria Patchworks, Italian ice cream shop Gelateria Romeo & Giulietta and hidden-gem Adam’s Naan. Walthamstow and Hackney marshes are both within easy reach, with an abundance of green space for exercising or relaxing. Or the Lee Valley Riding Centre is less than a mile west. Slightly further afield great access to Stratford for shopping and biking in Olympic Park."

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too. 

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
