3 Bedroom s

1 Bath

A spacious three double bedroom split level apartment on the first and second floors of a Victorian terrace on the borders of Markhouse Village. Ideally placed for the amenities, transport links and green spaces of both Walthamstow and Leyton.

St James Park is seven minutes' walk whenever you want to immerse yourself in nature, while the open greenery of Leyton Jubilee Park and the watery wilds of Walthamstow Marshes are both just a fifteen minute stroll away.

You'll be relaxing with friends and family in your sizeable 195 square foot lounge with a triple set of elegantly shuttered east-facing windows and plenty of space for dining. Next door sits your first bedroom, a solid double of 105 square feet (currently in use as a dining room) with glorious Aegean blue walls contrasting with tan carpet to fine effect. Plus that lovely leafy view. Moving on in, the bathroom comes with a traditional white suite, shower over the tub and mirrored cabinet.

The first floor's completed by your kitchen - a wraparound affair home to an immaculate suite of timber effect cabinets, gleaming white metro tiled backsplash and a west-facing aspect. Next, head up the skylit stairway for your principal bedroom. This loft conversion's a huge 215 square feet with dusky pink walls up to the alcove and a wealth of built-in storage. Lastly, your fourth sleeper is a similarly-styled 100 square foot double filled with natural light.

Outside and both the 58 and 158 bus routes run right outside to ferry you to destinations including St James Street (for a speedy overground journey to Liverpool Street), Blackhorse Road (for direct runs to Oxford Circus courtesy of the Victoria Line), Leyton, Stratford (for mega mall Westfield Stratford City and the Olympic Park), and Forest Gate (for the Elizabeth Line). The 58 will also shuttle you straight to Walthamstow Bus Station where you can be in our leafy, gourmet oasis of Walthamstow Village in just eight minutes.

- You have a wealth of fine schools nearby with twenty two in a one mile radius rated 'Good' or better by Ofsted. Five of these have 'Outstanding' status, including St Saviour's Primary, just three minutes' walk around the corner.
- At 125 years, the lease won't cause you any renewal worries.
- Walthamstow Leisure Centre is right across the road, so whether you're hitting the gym, sports hall, badminton courts or fitness classes, your fitness goals are covered.

a word from the owner...

"This was my first home and I have loved living here - such a lot of space and I love that it is split over two floors, making it feel like a house with bedrooms upstairs. I chose to use third bedroom as a dining room as loved having the extra space downstairs. The rooms have plenty of space and are bigger than others in the area. Flat is well insulated and is not expensive to heat in winter. Close by there is St James park for runs and picnics in summer. Opposite a large gym. There’s an abundance of primary and secondary schools rated 'Good' or 'Outstanding' in the area and just a 25 min walk to the village. An easy walk or bus to all tubes and over ground lines. A bus or bike (there’s a great infrastructure for cycles around here) for quick access to Lloyd Park, Clapton’s Chatsworth Road or Leyton’s Francis Road. Or even closer, around the Markhouse Road/Lea Bridge Road junction, you’ll find several new cafes, including eco-refill store-cum-coffee shop Cups & Jars, Italian deli with a Japanese influence Pinch la Deli, eclectic event space/bar/pizzeria Patchworks, Italian ice cream shop Gelateria Romeo & Giulietta and hidden-gem Adam’s Naan. Walthamstow and Hackney marshes are both within easy reach, with an abundance of green space for exercising or relaxing. Or the Lee Valley Riding Centre is less than a mile west. Slightly further afield great access to Stratford for shopping and biking in Olympic Park."

Our Local Guide:

Markhouse Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
