IF YOU LIVED HERE...

As you enter this flat you will be struck by the sense of light and space, partly achieved by the neutral and fresh decor. We’ve already mentioned the fantastic reception room, a relaxing space that also features integrated shelving and attractive shutter style blinds. The double bedroom enjoys calm garden views, with on-trend wall colour and more of that engineered wooden flooring. The kitchen diner is a fantastic space that you are sure to enjoy spending your time, cooking up a storm or entertaining friends. You’ve got plenty of storage here in the form of sleek white floor and wall cabinets, contrast dark marble countertops, kitchen appliances are fully and you’ve got metro style splashback tiling, ensuring this space is as chic as it is functional. The bathroom is another stylish affair, you will love the large walk-in shower and honeycomb style flooring. A real selling point for this apartment is the private, south facing garden. Mostly paved, with some mature flower beds bursting with green, this is an excellent spot to soak up some rays or entertain friends with some al-fresco dining. The patio area at the bottom of the garden is the perfect spot to set up some sofas and curl up with your favourite book.

As mentioned, the location here is another thing this apartment has in its favour. You are a 0.3 mile walk to St James St Station to pick up the overground, which runs a frequent service to Liverpool St via Hackney in less than 15 minutes. St James has a thriving community feel and you are very close to the ever popular Crate St James, a creative hub home to a multitude of local food, retail and lifestyle service - we recommend heading to Long and Short Coffee, a micro roaster serving steaming fresh cups of freshly ground coffee. Complement your coffee with some tasty Italian treats from The Italian Bakery.

a word from the owner...

"We have been here for over four years and love both the flat and the location! It's such a light and airy home with the sun shining though the large bedroom window in the morning. The south-facing garden is a lovely place to relax as it is sunny and private, backing onto the allotments. We've also really appreciated the generous storage space for a property of this size, and the flat feels more generously spacious than a lot of other places we looked at nearby. The flat is perfectly located close to Walthamstow Marshes and the Wetlands, has a park practically on its doorstep. With St James Street only a five minute walk away there are lovely bars, pubs, bakeries and shops and new ones popping up all the time. Walking along the River Lea on a sunny Saturday and stopping by one of the pubs is one of our favourite weekend activities. Cycling paths take you to Hackney in 20 minutes and the Victoria line and Overground takes you anywhere central or up to Epping Forest for a day trip. We've felt a real sense of local community here and it's been wonderful to see the neighbourhood evolve since we first moved here - we'd love to see the property go to people who'll appreciate all that the area has to offer!"

Our Local Guide:
Walthamstow

Markhouse Avenue, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
