IF YOU LIVED HERE…

Your home begins with a welcoming hallway, offering space for coats and shoes before leading you upstairs. The landing connects seamlessly to the main living areas and also provides useful storage space to keep things neatly tucked away. The loft is included in the lease and is already boarded, offering additional storage and the potential for future expansion (STPP).

The reception room is bright and inviting, featuring rich wood flooring and high ceilings that enhance the sense of space. Its layout presents plenty of potential, with the opportunity to incorporate built-in storage for both style and practicality.

That same elegant wood flooring continues into both bedrooms, creating a sense of cohesion and warmth. The main bedroom enjoys a peaceful outlook over the allotments and private garden, offering a tranquil retreat. The second bedroom, though more compact, is a versatile space that could serve as a nursery, guest room, or home office.

The kitchen is thoughtfully designed, with navy cabinetry complemented by brass handles and integrated black appliances. Overhead storage and a built-in cupboard provide practical solutions for organisation, while a double window above the sink fills the space with natural light.

The bathroom is a calming sanctuary, featuring a bath with an overhead rain shower and two windows that bring in natural light and ventilation. A vanity unit provides useful storage, while the concealed WC plumbing and cistern contribute to a clean, streamlined aesthetic, creating additional shelf space for essentials.

Stepping down into the spacious south-facing garden, you’ll find a private retreat bathed in sunlight. A fantastic space for relaxation and entertaining, it features a decked area ideal for al fresco dining, leading onto a stretch of lawn. At the far end, a rustic wooden shed offers a flexible space, currently used as a creative studio or workspace.

With St James Park right on your doorstep, you have a lovely green space for a morning walk, outdoor exercise, or simply unwinding close to home. Walthamstow Wetlands, a short distance away, offers a peaceful escape with scenic trails and wildlife to explore. For a great local coffee spot, the Curious Goat Café is just a seven-minute stroll away, ideal for grabbing a quality brew, enjoying a leisurely breakfast, or catching up with friends in a welcoming setting.

WHAT ELSE?
With excellent transport links nearby, getting around is easy. St James Street Station is a seven-minute walk away for quick Overground access, while Walthamstow Central, under 20 minutes on foot, offers Victoria Line and Overground services into the city. Walthamstow Queen’s Road Station is around 15 minutes away, with plenty of bus routes also serving the area for frequent connections to surrounding neighbourhoods and central destinations.

a word from the owner...

"I've really loved living here for the last 10 years. The street is a lovely friendly community and is in a brilliant location for all that Walthamstow has to offer. I've really valued the fantastic transport links which mean you can head anywhere in London really easily, but there is also so much to see and do on the doorstep you don't really have to leave. We are spoilt for choice for green spaces, with a fantastic local park 2 minutes walk away, the marshes and wetlands also in walking distance and beautiful Epping Forest a short jump on the overground. There are excellent places to eat and drink locally too, with our local wierdough bakery, crate st james, the curious goat and true craft pizza all being particular local favourites all within 5 minutes walk and the brilliant Blackhorse beer mile a short stroll away. There are endless local activities with the market, the mall, local independent cinema and really exciting new soho theatre all a 15 minute walk or a quick bus ride away. The community in Walthamstow is fantastic to be part of and there are an incredible number of events and groups to get involved in if you're keen. I hope the next owners will love this home just as much as I have."

Our Local Guide:
Walthamstow

Markhouse Avenue, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
