A brilliantly bright and beautiful two double bedroom Victorian terraced home with a gorgeous west-facing private garden. You're in Wanstead Village here, mere moments from Wanstead tube station, the High Street and natural retreats.

Step out of your jasmine-infused front door and George Green's just two minutes' walk, while Christ Church Green and Memorial Green are a few steps further, flanking the High Street. If you really want to stretch your legs then both Bush Wood and Wanstead Park are ten minutes' walk, and Leyton Flats fourteen.

IF YOU LIVED HERE

You'll be curling up in your substantial 300 square foot lounge, with east-facing natural light streaming in via your bay window, a cast iron vintage fireplace, and smoky grey timber boards underfoot. You've clear sightlines across the entire ground floor courtesy of the doorway and blank serving hatch - a bespoke twist to a vintage classic. Step through to your 145 square foot kitchen/diner for a sleek and stylish skylit space. The kitchen area's home to stately stone blue cabinets, a chef's oven and wooden worktops, while your dining area overlooks your outside space.

Slide open your Crittal-style, floor to ceiling doors to step onto your sublimely private, west-facing garden. Out here an al fresco seating area sits on low-maintenance pebbles surrounded by flourishing sleeper beds and pots, all set against a bountiful backdrop of ivy and mature foliage. Back inside and on the first floor you'll find two immaculate and substantial double bedrooms, plus the family bathroom. It's a gleaming boutique affair with a sunflower yellow statement wall joyously contrasting with blue hues, a shower over the tub and heated towel rail.

Outside and our charming thoroughfare of Wanstead High Street is brimming with independent meeting spots, from superb cafes to sumptuous restaurants. There's even a traditional Pie & Mash Shop. You're spoilt for choice when it comes to a new local, but we urge you to sample the delectable Sunday roasts at The Bull at Wanstead, a fine pub the equal of anything you'll find in the City. Just five minutes away. Or if you have fitness goals to meet, Wanstead Leisure Centre's an eight minute stroll for a pool, fully-equipped gym and sports hall.

WHAT ELSE?

- Parents will be pleased to know that you have eight primary/secondary schools in a mile radius, all rated 'Good' or better by Ofsted. The 'Outstanding' Wanstead Church School is less than half a mile away on foot. Little Bear's is an excellent nearby option for early years.
- Wanstead station, sat in zone four for the speedy Central line, is just two minutes' walk. So you can be at Liverpool Street in twenty minutes door-to-door. Stratford and Tottenham Court Road are also handy, direct destinations.
- Date night? The Cardamom Room's got you covered. It's four minutes' stroll from your front door and serves up perfectly spiced and succulent Hariyali monkfish.

a word from the owner...

"I chose Wanstead because of the feel of the place and its proximity to the Central Line and local parks. The high street has a good rage of cafes and restaurants all set back from the road. One month there is a market with a rage of good stalls along the high street. I work at home much of the tine, have my granddaughter to play and stay every week and - until recently - had a dog. I shop locally and go to either the park off the highstreet (which has a playground) or walk to Wanstead Park (about 10 mins) for longer walks and visiting the cafe there (which is open all year round). There is a leisure centre about 5 mins walk and a new swimming pool being built. For a few years I also had an allotment (about 5 mins also but had to give this up during the pandemic as was caring for my mum. When I travel for work it is either to central London (the station is 2 minutes from the house)and this takes about 30/40 mins), or I am travelling out of London around the country. I can get out of London on the M11 within minutes and get to Stratford for trains or the shopping centre if needed run about 15 mins by train or car. I have loved living here and am moving to be nearer my daughter and granddaughter."

Our Local Guide:
Wanstead

Mansfield Road, Wanstead — Stow Brothers

Thanks to its royal connections and grand properties, Wanstead has previously been compared to the likes of Twickenham and Richmond, although East Londoners are quick to point out that it has plenty enough merits of its own.

For a start, despite its villagey feel, it’s proudly nestled within London’s most creative quadrant and only a short hop on the Central line from the bright lights of the City. There’s also an abundance of green space – Wanstead Flats, Epping Forest, Wanstead Park and Chalet Wood, with the seasonal display of bluebells in the latter just calling out for an accompanying picnic from one of the well-stocked local delis or cafes. But that’s not to say that Wanstead’s charming pubs and restaurants aren’t delightful to look at themselves – it’ll be deciding which to go for that’s the problem.
