A sublimely appointed four bedroom terraced home spread across three storeys, with an open plan ground floor, beautiful west-facing garden and garden room. All on a quiet no through road in Upper Walthamstow, mere moments from Lloyd Park.

A leafy ten minute cycle through Lloyd Park and on through Hoe Street will bring you to Walthamstow Central station for direct runs to Oxford Circus or Liverpool Street in twenty minutes. Or a choice of five bus routes go from around the corner to connect you to a handy choice of stations.

IF YOU LIVED HERE...

You'll be falling head over heels in love with your expertly extended and artfully zoned 350 square foot open plan ground floor. With clear sightlines from front to back, lush green views and streams of natural light pouring in courtesy of that dual (east and west) aspect, this is a brilliant space. Your lounge area's home to a vintage fireplace, timber floorboards and a bespoke interior window through to the hallway, while elsewhere your kitchen area's decked out in a smart suite of white cabinets. The dining area's illuminated by twin skylights and looks out over your incredible garden.

Slide open the bi-folding, floor to ceiling doors here to step out onto your west-facing timber sun deck and down to your second deck with a built-in al fresco seating area. Quite the spot for hosting. This leads to a thriving garden with flourishing beds and lawn, and on to your fully powered 200 square foot garden room. Sitting on its own deck this is a brilliantly versatile timber-clad space full of east-facing light and currently home to a bar and music room.

Head back inside and up to the first floor for two impeccable double bedrooms, the largest coming in at 160 square feet, and a single ideal for a child or remote working space. The family bathroom's just as appealing and decked out in gleaming white metro tiles in herringbone formation with a rainfall shower over the tub. Up on the second floor's your sumptuous 210 square foot principal bedroom - with twin skylights, treetops views and a perfectly pristine en suite shower room, this sleeper's about as covetable as it gets.

Outside, and our borough's gorgeous gem of Lloyd Park is just five minutes' walk. These open green spaces and manicured gardens are perfect for immersing yourself in nature as well as playing host to cafes, courts an outdoor gym and a huge choice of sports clubs and classes. You'll also find The William Morris Gallery (dedicated to the local designer and social justice campaigner) here, as well as easy access to the Waltham Forest Feel Good Centre less than half a mile away. It's a superb retreat - jump in your choice of pool, take a class at the gym or check out the spa, climbing wall or trampoline park.

a word from the owner...

"This house is a quiet slice of paradise. It is close to proximity to Lloyd Park, Stow Village and the new breweries around Blackhorse road. We also have the amazing facilities of Feel Good Centre on our doorstep. Our son attended the Montessori 5 mins walk away and will soon leave the wonderful community of Winns Primary. Hillyfield is another great school and 5 mins walk away. The location and neighbours are fantastic. It is a great house and garden for entertaining in the summer and cosy in the Winter. I work in the city and cycle 10 mins to either Blackhorse or Walthamstow tube station and can be at my desk in Tottenham Court Road within 40 mins of leaving the house. I also love that we have the option of the overground to Hackney. Epping forest and Wetlands are close bby, I had no idea how beautiful it was. Walthamstow is a great place to live and have met life long friends. Top favourite places, Soda Pizza, Collab, Gods Own Junkyard, Buhler and The Rose and Crown for Sunday roasts. Time to return home but we will miss the house and area. I know whoever lives here will love it."

Our Local Guide:
Walthamstow

Mansel Grove, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
