A smartly finished two bedroom apartment on the ground floor of a purpose built semi detached, one of four in this modest block. You have a dedicated side entrance, private rear garden and generous room sizes throughout, plus you're right in the heart of our famously friendly Higham Hill neighbourhood here.

London's largest nature reserve, the 500 acre blue and green expanse of Walthamstow Wetlands, is just a half mile on foot from your front door any time you fancy getting back to nature. Free to enter all year round and packed with things to see and do, you'll forget you're in London.

IF YOU LIVED HERE…

You'll be benefiting from the rock solid construction and sheer space in this timeless design, with over 500 square feet of living space. Your generous reception comes in at more than 130 square feet, with handsomely preserved original timber floorboards underfoot and plenty of natural light from the large bay window. Those covetable floorboards flow on into both bedrooms, each a solid double.

You've a handily separated WC off the hallway (a lifesaver on busy mornings) while your bathroom proper is sparklingly finished in purest white, with tiling from tub to ceiling and a heated chrome towel rail. Your kitchen's smartly decked out in an trend black metro tile backsplash and pine suite, while step into your garden for a lush mix of patio and lawn, flanked by timber fencing for privacy.

Outside, you're just a third of a mile from Blackhorse Lane, fast becoming quite the social hub with the Wildcard Brewery's Lockwood Taproom, Exale Brewing's Taproom and the gargantuan Truman Social Club, featuring a huge beer garden, all scattered along its length. Fans of craft beer and real ales will be in heaven, and you also have a wide choice of local cafes, including the Home Made Community Cafe nestled among the open green spaces of Higham Hill Park, less than five minutes' walk.

WHAT ELSE?

- You're just an eighteen minute walk, twelve minute bus ride or five minute cycle from Blackhorse Road tube, which will whisk directly to the heart of London in just fifteen minutes via the Victoria line.
- Current or prospective parents will be pleased to know that you have thirteen primary schools in a one mile radius alone, all rated 'Good' or 'Outstanding' by Ofsted.

a word from the owner...

"We have lived in the flat happily for 5 years and had many fun times here. Highlights include the opening of the Waltham Forest Wetlands which is a 5 minute walk from the property. Visiting the restaurants on Orford Road, as well as going to Lloyd Park which is just a 20 minute walk for coffee and to the William Morris Museum."

Our Local Guide:
Walthamstow

Manor Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
