3 Bedroom

1 Bath

An artfully appointed, three bedroom family terrace, brimming with original features and characterful colour schemes. You have a private rear garden, scope for further expansion, and the open greenery of Central Park just five minutes away.

With your loft space so far unexplored, you could follow in the footsteps of your neighbours and add a whole new storey (subject to the usual permissions) making this a home that can grow with you and yours over the years.

IF YOU LIVED HERE…

The heart of your new home will be the beloved 280 square foot through lounge, dual aspect with box bay window to the front and an original sash window, framing garden views, to the rear. In between you have a classic forest green colour scheme, original timber floorboards and a handsome vintage hearth. A splendid hosting space.

To the rear you have a sleek, contemporary kitchen, with Terrazo tiles underfoot, smart plywood worktops and white cabinets below a designer cubist splashback. Your bathroom completes the ground floor, similarly sleek and stylish in immaculate white tilework from top to bottom, and complete with a rainfall shower over the tub.

Outside, your garden's a gorgeously secluded courtyard, overhung and surrounded by mature trees and screening greenery. A real outdoor idyll, there's even a handy shed. Upstairs, and the first of three bedrooms comes in at a generous 165 square feet, with a royal blue finish and floor to ceiling fitted wardrobes. Bedroom two is another well finished double, while bedroom three, skylit, to the rear, completes the property in style.

- Local schools are superb, with an impressive thirteen primary/secondaries all rated 'Outstanding' and all less than a mile away on foot. The 'Outstanding' Cleves Primary is just a seven minute walk.

a word from the owner...

"We have loved living in this peaceful, secure and diverse neighbourhood. We have hugely enjoyed carefully reinstating period features as well as respectfully modernising this lovely house. We’ve had close relationship with our neighbours in the area and have made the most of the many community and social activities on offer here, such as the regular jumble trail, local art shows and performances and Red Door Studios, and meet ups at one of several recently renovated local pubs. Central Park is practically on the doorstep with its tree trail, ornamental garden with fountain, play park, tennis courts and bowling lawn, as well as the fantastic Central Park Cafe which serves great lunch and amazing sourdough bread. Green Street with its huge range of delicious restaurants is a stone’s throw away, as are a number of supermarkets and shops on East Ham High Street. The house is conveniently located for access to Upton Park Station, with Canning Town and Custom House a short bus ride for the Jubilee and Elizabeth Lines. Slightly further is access to the wide open natural spaces of Wanstead Flats, and the Greenway gives a direct traffic-free route to the Stratford’s Olympic Village and Westfield shopping mall."
