3 Bedroom

A completely covetable three bedroom home with a garden and balcony on a no-through road in the heart of Homerton. You're well-connected for transport here, with amenities galore and a fine choice of natural retreats close to hand, too.

Victoria Park is just an eight minute walk away for the boating lake, Chinese Pagoda and an enviable choice of fine gastropubs. Hackney Marshes and the Olympic Park are also less than half a mile away and bursting with things to see and do.

You'll be pulling up to the breakfast bar for a bagel and steaming coffee in your 210 square foot kitchen/diner, surrounded by a suite of smart white cabinets, timber worktops and a garden vista. Step out here and your fourteen foot courtyard garden's gloriously low-maintenance and home to tiered patio. Head back inside and up on the first floor to the rear you'll find the second of your outside spaces – a lovely south-west-facing terrace with fragrant jasmine climbing from raised beds across neat wooden slatting.

It's accessed via floor-to-ceiling patio doors that lead from your 150 square foot lounge. Another beautiful space, in here you have dove grey walls, large format floor tiles and an elegant tower radiator. Step past the handy WC and bedroom one's up next – a versatile 105 square feet with twin windows and timber floorboards. Lastly, up on the second storey sit two more impeccable double bedrooms, while the family bathroom's a tranquil affair home to a rainfall shower over the tub, a mirrored cabinet, and forest green geometrics underfoot.

Outside and Homerton overground station is twelve minutes on foot and will speed you directly to Stratford in two stops, for a whole host of underground and overground connections, not to mention the Olympic Park (look out for Sadler’s Wells East and V&A East, both poised to bring yet more culture here) and Westfield Stratford City shopping centre. Locally, everything Homerton and Hackney Wick has to offer is a quick stroll away - from the Hackney Wick Sauna Baths to the array of venues clustered around the River Lee waterways. The lively nightlife and renowned venues of one of London's coolest postcodes is at your fingertips here.

- Parents will be glad of twenty three schools rated 'Good' or better by Ofsted in a one mile radius alone, an impressive eight of which have 'Outstanding' status.
- Your new local is The Spread Eagle, nine minutes' walk away on Homerton High Street. London's first fully vegan pub has sustainability at its core, and its sumptuous interiors and delectable beer garden will have you coming back for more.
- The vibrant environs of Chatsworth Road are a fourteen minute stroll away. Here you’ll find a whole host of independent shops and cafes, The Castle cinema, and the superbly stocked weekly market.

a word from the owner...

"We have loved living at Mabley Street. We bought the house as an engaged couple, and leave it as a family of 3 (plus dog!). It is a quiet, friendly brilliant area with amazing access to Victoria Park, Hackney Marshes, Olympic Park, Chatsworth Road and beyond. We really think the area is unbeatable and will miss the huge variety of things to do being right on our doorstep. Quick access to the A12 means we are out into the countryside in no time, and the public transport links are also brilliantly handy. Our house has been a versatile space, transforming from a place to host friends, dinner parties and pizza oven parties in the summer in the front garden to a calmer family space. We will miss sitting on the sun-trap balcony in the summer, which gets the last of the sun. It's also brilliant in winter, with its thick walls and being mid terrace the house stays nice and warm. We will miss this special place!"

Our Local Guide:

Mabley Street, Hackney — Stow Brothers

Where do you start with Hackney? It can feel like it’s all been said before, but, of course, it can’t have been because the area is constantly evolving, which is what keeps it so fresh. It’s just what happens when a neighbourhood has such a high population of creative innovators.

Even fans of Hackney’s scruffier edges love the imaginative ways that the area has been regenerated, with thoughtfully-designed stores, bars and coffee shops sitting comfortably alongside sleek architecture and beloved institutions such as Ridley Road Market.

Despite all this urban buzz, the area has a surprisingly large amount of green space, including Hackney Wick, Victoria Park and London Fields, which fill up with a mix of visitors and locals at weekends. Whether they go on to have food at a Michelin-starred restaurant, a pint in The Talbot or a swim in the lido, they’re all united in their love of this most unique community.
