Bright and full of character, this three-bedroom period conversion has been lovingly restored, with great care taken to preserve the original features that sit alongside the stylish updates.

Not only does the property have it’s own gloriously green garden, it’s only an eight minute walk to Hollow Ponds at the tip of Epping Forest, while the cosmopolitan delights of Leytonstone can be found just a short stretch away. No wonder this part of Upper Leytonstone is so sought-after.

If you don’t already know Upper Leystonstone, you’ll quickly understand why it’s so popular, with those tree-lined streets and its cosy position between the action of Leytonstone and serenity of Epping Forest.

Inside your home, the reception room is bright and spacious, with the feature fireplace, custom shelving and vintage-style beading providing a cosy ambience. The beautiful natural timber flooring and decor continue throughout the house, with the kitchen using neutral tones to create a crisp but soft mood. The shaker-style cabinets, butler basin and timber worktops are spotless, much like the fixtures in the cheery bathroom.

Your three bedrooms are spread across the first and second floor, all immaculate with plenty of space for storage. Outside is your private garden, where the brilliant array of foliage provides an air of seclusion.

As for the location, it couldn’t be better; you’re less than a 15 minute walk from Time Out Restaurant of the Year 2021, Singburi, while the burgeoning Grove Green Road neighbourhood is only 12 minutes in the other direction; take your pick from the equally excellent Filly Brook, Heathcote & Star and Arch Deli there.

a word from the owners...

"We moved to Lytton Road as an unmarried couple and left married with two young children, so this property has a very special place in our hearts. We were immediately drawn to the property on our first visit, with it feeling much more like a house than a flat and with the light streaming into the big bay windows on both floors. The front garden is our labour of love, having transformed it from a wasteland to a secluded oasis! Lytton Road is a warm, friendly area, within short walking distance of Leytonstone tube for commuters, lots of restaurants, pubs and cafes on the high street and several excellent schools. Hollow Ponds offers lovely green space within 5 minutes walk and access to Epping Forest. We have wonderful memories as a young couple and later as a young family in this space and would highly recommend Lytton Road as a vibrant community in which to live."

Our Local Guide:

Lytton Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.
