You'll love being so near to St James Park, perfect for a pleasant stroll or picnic any time. London's largest nature reserve is also close by for weekend exploring. All your amenities are right on St James Street, where you'll also find a wealth of independent businesses at the Crate hub. You're handy for the High Street too, with its famous mile-long market and farmer's market at the top every Sunday.

IF YOU LIVED HERE…

Your impressive open plan ground floor starts with your reception, a beautiful 340 square foot space artfully divided from your hallway by glass and wood panel wall. Smooth polished concrete lies underfoot, and natural light floods through the bay window. Towards the rear is your kitchen/diner, all 260 square foot bathed in light from twin skylights. Your kitchen has an abundance of retro modern wood fronted units, gas hob and integrated double Neff oven, all opposite a vibrant blue feature wall. Sliding doors give on to your garden, with covered deck area and railway sleeper beds.

At the garden's end Crittal doors take you into your glorious garden room. Here you have 220 square foot of serene space, with mains electricity, three skylights above and tiling underfoot. Back in the main house, and your stairs sit to the left of your reception. On the first floor you'll find your family bathroom, as stylish as the rest of this home. A large tub sits under the window in a seamless polished concrete surround, opposite a walk in rainfall shower. Your first bedroom overlooks the garden, and has ninety five square foot of space.

To the front is your second bedroom, with a wall of bespoke wardrobes, and 150 square feet to stretch out in. Engineered flooring lies underfoot, and twin shuttered windows throw light onto a bold black feature wall. Into the converted loft you'll find your third bedroom of 175 square foot, with the same elegant finish as the rest of the rooms. There's built in storage here including eaves storage, and an en suite neatly tucked to the side. This is part tiled in peach, with concealed cistern WC.

Six minutes on foot takes you to St James Station, where the overground will whisk you to Liverpool Street in around a quarter of an hour, putting the City less than a half hour away door to door. Blackhorse Road for the Victoria Line is under a mile away, and will get you directly to King's Cross in just fifteen minutes. Finally, a leisurely twenty minute stroll will take you to Walthamstow Wetlands, our Green Flasg award winning, 500 are nature reserve, where you can immerse yourself in nature.

a word from the owner...

"We have loved living in this house, and have put all of our heart and efforts into the interior and getting everything just right during the time that we have lived here. The large sunny garden is peaceful, and is our favourite place to spend a summers day. Lynmouth Road is such a lovely road, with a great community feel and various running eco and social projects. Having the park at the end of the road, being so close to the marshes, and having all of the great local independent businesses at the top of our road really is the icing on the cake.”

Our Local Guide:
Walthamstow

Lynmouth Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
