Set on a peaceful street just a short stretch from E17’s much-loved Lloyd Park, this three-bedroom home is a fantastic find for anyone keen to stamp their own personality on a property. A west-facing rear garden, two living spaces, first-floor bathroom, and conservatory are amongst the highlights, not to mention the superb location. Plus it’s on the market chain-free.

IF YOU LIVE HERE…

You’ll love the sense of space that this two-storey home provides. You’re set up well with the bright front reception room, while the rear kitchen and dining room are perfectly placed, as is the sun trap conservatory. Upstairs you’ll find two doubles and one single, as well as a bathroom with an over-tub shower. If you’re feeling creative, you’ll have a fun time creating your mood boards and planning your dream home - there’s such exciting potential.

Outside you’ve got a beautifully landscaped garden with storage. Beyond that, as well as having Lloyd Park just a few minutes away (where you’ll find everything from a skatepark to bowling green), you’ve got a choice of two excellent pubs, the Dog and Duck and the Tavern on the Hill, both less that 15 minutes away in opposite directions.

As for eateries, head towards the Bell junction and you’ll come across some great options, including vegetarian-focused cafe Buhler, award-winning Yard Sale Pizza and family-run Shri Lakshmi.

Walthamstow Central and Blackhorse Road stations are equidistant, each around a 28-minute walk (or a shorter bus ride), giving you easy access to the Victoria Line, as well as the Weaver and Suffragette Overground services.

WHAT ELSE?

- There’s much excitement around the newly opened Soho Theatre Walthamstow, a 1,000-seat performance space now hosting world-class entertainment, and it’s just a mile from your front door.
- If you want a change of scene from the park, head to Fellowship Square for the fantastic fountains, a delight for people of all ages, and cultural events organised by the local authority.
- For essentials and more amenities, head to Walthamstow Central, where you’ll find Europe’s longest market on the High Street, Forest cinema and the chains found in the 17&Central shopping centre.

a word from the expert....

I love living in Walthamstow – it’s got such a great mix of things going on. Saturdays are my favourite, with the market in Lloyd Park full of fresh food, handmade bits, and plenty of friendly faces. The new Soho Theatre has brought amazing shows right to our doorstep, and if I fancy a pint, the Blackhorse Beer Mile breweries are perfect for a wander. When I need some fresh air, the Walthamstow Wetlands are just a short stroll away – all that greenery makes you completely forget you’re in London. Plus, with brilliant transport links, it’s so easy to hop on the Tube or Overground and be in Central London in no time at all. WILLIAM JACKSON E17 ASSISANT BRANCH MANAGER

Our Local Guide:
Walthamstow

Lyne Crescent, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
