1 Bedroom

A smart and characterfully appointed one bedroom apartment on the ground floor of a modest, distributed development with pleasantly leafy, green and gated communal gardens. It's all peacefully located on a quiet no through road within easy walking distance of bustling Walthamstow High Street.

The development has off-street parking and drivers can be on the North Circular in around ten minutes.

IF YOU LIVED HERE…

You'll step through your dedicated front door and find your lounge on the left, a handsome 150 square feet with pale blonde hardwood underfoot and a leafy green view of the grounds. Next door's your kitchen, an artfully arranged affair with charming rustic backsplash and turquoise worktops with an integrated oven and induction hob.

There's a wealth of integrated storage here, a welcome addition to any London apartment, plus pine cabinets and hardwearing cork flooring underfoot. Elsewhere your bedroom's a picturesque, 130 square foot double, finished in eye-catching yellow and with more sleek hardwood underfoot. Finally your bathroom, finished in its own aquamarine hue with more cork flooring and a shower over the tub.

Outside and you're surrounded by open green spaces – St James Park, Low Hall Sports Ground and the Low Hall Nature Reserve are right around the corner. Venture further afield and the vast blue and green space of the 500 acre Walthamstow Wetlands (London's largest nature reserve) is just five minutes by bike or a little under a mile on foot. It's all well worth the stroll; you'll forget you're in London.

WHAT ELSE?

- St James Street station, and its direct twenty minute overground runs to Liverpool Street, is just a half mile on foot.
- You have one of Walthamstow's most characterful wining and dining establishments right around the corner. Supperclub.tube is based in the basement of the Walthamstow Pumphouse Museum. Here you can enjoy lovingly crafted south American cuisine in the unique environment of a 1967 Victoria line tube carriage.
- You'll find more gastronomical options at CRATE St James, a collection of cafes, burger joints and breweries just your side of St James Street station. There're also yoga studios, hairdressers and more.

a word from the owner...

"I bought the flat in 2016 and lived there until 2020. It's a lovely spot, peaceful and quiet whilst still being well connected for transport and a short walk away from the growing number of bars and shops in the St James Road area. I loved being near to Hackney Marshes and the Walthamstow Wetlands. The grounds are really well looked after and the parking spot is really handy. I moved to Manchester in 2020 to start a family and have since leased the flat. I'm now looking to sell in order to buy a family home."

Our Local Guide:
Walthamstow

Luther King Close, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
