"For us, it’s the living room and the garden that truly set this home apart. The living room is so generous with its grand bay window, beautiful natural light and views of Clapton Pond and the fountain. The mature trees in the park opposite provide both an acoustic shield and a delicious backdrop, changing colours with the seasons. The split-level layout, along with the first-floor bedroom and bathroom, gives the property the feel of a house rather than an apartment. There’s enormous flexibility in how the rooms can be arranged and used; over the years we’ve explored different configurations as our needs have evolved. The garden is wonderfully peaceful, with open skies, long views, mature planting and a real sense of seclusion. It’s our calm and private retreat. It’s wider than many gardens in the neighbourhood and has no houses opposite so feels very expansive. We love Lower Clapton for its exceptional green spaces, as well as the shops, restaurants and pubs. Hackney Downs, Millfields Park, Hackney Marshes and the canal network are all nearby and part of our day to day. Palm 2 is a local corner shop like no other and we visit on a daily basis as well as other independents. Chatsworth Road is also within easy walking distance. Hackney Central is nearby and we enjoy being able to walk to the Hackney Empire and Picture house. Transport links are fantastic, Clapton Station is 7 minutes away, Hackney Central also a short work, and great bus connections also. Our children attend excellent local schools, primary and secondary, and we’re very much hoping to stay in the area."
