A bright, elegant and spacious four bedroom Victorian family home, enviably nestled in a leafy green sweet spot between Epping Forest and Wanstead Flats, with the bustling heart of Wanstead Village itself just a half mile away on foot. You also have a wealth of potential for further development.

The wild wide open greenery of Epping Forest is just five minutes away on foot and perfect for stretching your legs any time of day. Venture in a little further and you come to Hollow Pond. Here you can hire row boats and explore the waterways in the company of friendly ducks.

IF YOU LIVED HERE

You'll be welcoming friends and family into a wealth of sociable space, with plenty of distinct hosting areas on the ground floor alone. To the front your artfully segmented twenty seven foot long through lounge is elegantly finished in pristine white walls, soft carpeting, chrome fittings and a constellation of recessed spotlights overhead. Dual aspect, it's also awash with natural light.

Next door your kitchen's a sleek, contemporary affair with stainless steel chef's oven, timber effect countertops and slate grey vinyl underfoot. There's also a smart and handy spare WC with large format smoky grey tiling from floor to shoulder. A lifesaver on busy mornings. Completing the ground floor is your dual aspect rear reception, over 200 square feet, dual aspect and with a floor to ceiling glazed bay with patio doors leading to your garden.

Out here you have an impressive stretch of zero-maintenance courtyard, perfect for barbecues and just waiting for some green fingered touches or a scattering of pots. It's a great space to let your imagination run riot. And there's more potential waiting to be unlocked back inside, where your segmented cellar totals almost 400 square feet and is perfect for turning to all manner of purposes. We've seen these spaces used for everything from simple storage, to home workout rooms to Tiki bars.

Upstairs and all four bedrooms are a decent size, with the front master particularly impressive at a substantial 250 square feet. Here you have more immaculate finishes, a double glazed bay window and secondary sash, and more soft carpeting. The two remaining doubles and generous single are blessed with a similar aesthetic, while your family bathroom's complete with dedicated rainfall shower cubicle.

Outside and Wanstead High Street is just half a mile on foot. Your first discovery will likely be Wanstead tube station, which will whisk you directly to Liverpool Street in sixteen minutes via the Central line. Despite having the City less than a half hour away door-to-door, your new neighbourhood has a lovely village feel, the bustling High Street flanked by open green spaces and home to a fine range of independent cafes and gastropubs, as well as an artisanal butcher, dedicated fishmonger and even a traditional Pie & Mash shop.

WHAT ELSE?

- Local schools are excellent and plentiful. You have four Ofsted rated 'Outstanding' primary/secondaries less than a mile away on foot, plus a further ten deemed 'Good'.
- With the loft space so far unconverted, you have still more scope to develop this substantial property still further, potentially adding your own whole new storey as some of your neighbours have done (subject to the usual permissions). All told, this is a home that can grow with your needs for years to come.
- When you're done exploring Epping Forest and Hollow Pond, round the day off with a visit to the Sir Alfred Hitchock, a hotel bar and restaurant recently reimagined by the team behind The Ivy and the perfect spot to watch the sun go down over the trees.

word from the expert...

"Being a country girl at heart, for me Wanstead is the perfect blend of village/city living. With excellent transport links into the city, I often meet up with friends to explore the wonders of London. But I also enjoy going for long, leafy walks with Hollow Ponds and Wanstead Park on my doorstep. I was first attracted to Wanstead by its charming High Street, lush green spaces and choice of excellent schools. Since moving here, I have discovered some new favourites — for breakfast La Bakerie, lunch at Otto and The Duke for the best roast around. I love to stay active, and here in Wanstead you have lots to choose from. From organised yoga at Christ Church Green, personal training sessions at Target Fit or jogging around the various nature trails of Epping Forest. There is a great sense of community here in Wanstead, with informative Facebook groups, street parties, a monthly farmers’ market and the local jumble trail. I have made many friends locally, there is a genuine community spirit here and I am proud to call Wanstead my home." KYLI CLAYTON E11 BRANCH MANAGER

Our Local Guide:
Wanstead

Lonsdale Road, Wanstead — Stow Brothers

Thanks to its royal connections and grand properties, Wanstead has previously been compared to the likes of Twickenham and Richmond, although East Londoners are quick to point out that it has plenty enough merits of its own.

For a start, despite its villagey feel, it’s proudly nestled within London’s most creative quadrant and only a short hop on the Central line from the bright lights of the City. There’s also an abundance of green space – Wanstead Flats, Epping Forest, Wanstead Park and Chalet Wood, with the seasonal display of bluebells in the latter just calling out for an accompanying picnic from one of the well-stocked local delis or cafes. But that’s not to say that Wanstead’s charming pubs and restaurants aren’t delightful to look at themselves – it’ll be deciding which to go for that’s the problem.
