An impeccably presented, lovingly developed four bedroom family terrace, extended over three storeys with a vast, open plan ground floor and private rear garden. You're well served for greenery, with Epping Forest less than a half mile away.

Walthamstow Village, our charming collection of peaceful streets and independent wining and dining spots, is just moments away. Walthamstow Central station, for speedy direct connections to the City and West End, is just over fifteen minutes' walk.

IF YOU LIVED HERE...

You'll have that classic red brick, turreted frontage making for powerful kerb appeal. Step inside and your entire ground floor is artfully arranged and open, with your first smartly segmented reception space to the front coming in at around 180 square feet, with bistro shutters on pristine double-glazed sash windows, sat in the bay, with smart brass fittings. There's also an imposing vintage mantel.

Sleek engineered hardwood runs underfoot throughout another 120 square feet of social space, before giving way to oversized slate style tilework in your kitchen. In here you have a substantial suite of pale grey cabinetry, with ample storage and integrated appliances. Patio doors lead out to your private garden, a generous length of lush lawn between two patios, with a range of mature flower beds and a shed. Back inside, the ground floor's completed by a handy spare WC.

Upstairs now for your first two bedrooms, both substantial stylish doubles with vintage fireplaces and original timber floors. The foremost features a bay window while the rear sleeper treats you to views of that impressive garden. A smart single, ideal for a home office, and the first of your two bathrooms, complete the storey. Upstairs again you have the impressive loft suite; a dual aspect, 250 square foot principal and your second family bathroom.

Outside and, as noted, you're especially well served for green space, with the endlessly explorable expanse of Epping Forest just ten minutes on foot from your front door. Venture a minute or two further and you come to Hollow Ponds, where you can hire row boats and explore the waterways in the company of friendly ducks. One of the most relaxing ways we know to spend a summer afternoon. A little further still and you can round the day off with a drink at the Sir Alfred Hitchcock Hotel, or explore Walthamstow Village.

a word from the owners...

"After seven happy years in lovely Liverpool Road we are moving away to fulfil a longtime dream in our retirement of settling in the English countryside to walk, cycle and grow our own food. While this is an exciting new venture for us, there is so much about life on the Barclays Estate that we’re going to miss (though we will of course! - be making regular trips back to visit our four children and. their families who are all also very happily settled in the area. Apart from our lovely neighbours, many of whom were very quick to welcome us to the street and have since become good friends, we’ll miss our regular walks on Leyton Flats, and memorable summer days hiring rowing boats on Hollow Ponds; evenings eating and drinking out in Walthamstow Village and God’s Own Junkyard, both just a ten minute walk away; evening strolls through Epping Forest to enjoy one of the numerous eating and drinking venues of Wanstead High Street marvel at the amazing swan colony on Eagle Pond; jumping on the train at nearby Wood Street station to Chingford for walks in the forest, or from Leyton Midland Road to Gospel Oak and walks on Hampstead Heath; and of course vibrant, community-centred Walthamstow Centre itself, with its shops, newly refurbished cinema complex, market street and so much more."

Our Local Guide:
Leyton

Liverpool Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Features + Perks

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
