1 Bedroom

A naturally bright and substantial one bedroom, ground floor garden apartment, bursting with vintage character and striking designer style. There's a versatile garden studio, and Leytonstone tube and Epping Forest are both within easy reach.

Dual aspect, insulated and powered, your eighty square foot garden studio is the ideal home office, and could also be turned to use as guest accommodation.

IF YOU LIVED HERE...

The wealth of style and character is instantly apparent. Your 150 square foot front reception is finished in elegant mint green up to the picture rail, a jet black, vintage tiled hearth sits in the chimney breast and immaculate original timber flooring runs underfoot. Next door your bedroom's a solid double in sky blue, with more of those gorgeous exposed timber floors.

Moving on down the corridor you pass between your artfully divided bathroom and a striking wetroom on the left with rainfall shower, chessboard flooring and arresting turquoise metro tiles from floor to ceiling. A similarly styled WC sits opposite. Finally, your kitchen/diner makes for another fine social space, with its own bay window and twin, facing flanks of smoke grey cabinets below marbled worktops.

Outside, both Leyton and Leytonstone tube stations are around fifteen minutes' walk or five by bike. Either one will offer you speedy, direct connections to the City and West End via the Central line. If you're staying local then Francis Road is just a third of a mile on foot, for a range of independent cafes and coffee spots, plus the Yardarm wine shop and wine bar, Dreamhouse Records and the much loved Northcote Arms gastropub.

WHAT ELSE?

- It's half a mile on foot to the mixed greenery of Epping Forest, Wanstead Heath and Wanstead Flats, an epic, wide open natural expanse once beloved of Tudor Kings and still a lovely place for a morning run.
- Don't forget your garden, there's a generous length of lawn between the patio and the studio, flanked by timber fencing and thriving foliage.
- Leytonstone High Road overground is just five minutes on foot for connections from Gospel Oak to Barking Riverside, and a two stop hop to Blackhorse Road for the Victoria line.

a word from the owner...

"We have loved living in our spacious garden flat for the last 4 years and will particularly miss our sunny and perfectly sized garden. We moved in December 2019 and spent our lockdown making the flat feel like our own. The most recent remodelling of the kitchen has made it a wonderful light space to cook and entertain and being able to step out onto the patio in the summer for breakfast is one of our favourite things to do. The studio room has been great for guests and as an office space to work from home. Our neighbourhood is quiet and safe and being on a street with no through traffic means we can always park outside the house and have a peaceful little sitting room. The gym being only 100ft from the door has been so convenient and is great to be able to jump into the pool in the summer. Having the Wanstead flats only a 10minute walk away has been the best for us and our little dog and we feel so lucky to have the mixture of playing fields, sheltered woodland, ponds and pretty walks on our doorstep. Leytonstone High Road has everything you need for daily shopping, and we can walk or cycle to Stratford Westfield in no time meaning any shopping for bigger items is super easy. We particularly love a Yard Sale pizza and banana bread Wild Goose Bakery as a treat. We both cycle into work in the centre which takes 40 mins, but we can also easily get there even quicker on the central line from Leyton or Elizabeth line from Stratford. The overground which is even closer can get you out to King’s Cross quickly too. Francis Road is a 10min walk away with lovely coffee shops, florists, bookshops, Yardarm and our dogs’ groomers. We really lucked out with our neighbours on all sides who are respectful and approachable, and our upstairs neighbour has been living here for the same time as us and is quiet and friendly. It has been the perfect home to step up onto the ladder with and we are going to miss it so much, but we are just moving to have the option of another bedroom."

Our Local Guide:
Leytonstone

Lincoln Street, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.
