A sleek and sublime three bedroom split level apartment sitting on the first and second floors of a converted Victorian mid terrace. You're right on the borders of Walthamstow and Leyton here, with the best of both worlds moments away.

If you're looking for a new local then the Spark House's electronic music, digital art, roof garden and bao buns are all bound be a hit. Just six minutes' stroll. Then of course our sought-after leafy enclave of Walthamstow Village sits fourteen minutes away on foot for the finest, most diverse range of independent bars, restaurants and gastropubs for miles around.

IF YOU LIVED HERE...

You'll be enjoying a handsome suite of rooms enjoying a carefully curated gunpowder grey, white and onyx palette. Your first port of call will be your open plan 200 square foot living space, with leafy street views through the bay window and a breakfast bar zoning the kitchen area. Your gleaming culinary space comes with a seamless white suite of underlit cabinets, sparkling splashbacks and marbled countertops.

Next door the bathroom wouldn't be out of place in a boutique hotel - an oversized rainfall shower sits over the clawfoot tub, and a bidet sits between the WC and floating vanity unit. The first floor's completed by bedroom one, a double with South-facing aspect. Head up to the second storey now for a very generous single bedroom, an impeccable WC and your 200 square foot loft bedroom. Skylit and home to a vaulted ceiling, it's the sleekest of sleepers.

Outside and transport's easy. Leyton Midland Road station is a twelve minute jaunt away for the Overground - change at Blackhorse Road station two stops down for the speedy Victoria line. Alternatively, a fifteen minute walk (or a quick bus hop up Hoe Street) will bring you to Walthamstow Central station for both the Victoria line and Overground connections. Among the natural spaces nearby, Thomas Gamuel Park is a seven minute stroll, while Jack Cornwell Park and Abbotts Park are both around ten minutes' walk.

a word from the owner...

"This flat has given me the best time and memories ever! I love that everything is handy and around, and every friend has commented on how easy is to reach everything from my flat. This was the main reason why I chose it! I have made friends with the people from the mechanic office around the corner and the family owner of the off licence on bakers arms. I say hi to them every day, they met all my family and all of this has made me feel like I am part of this community. During Covid I was able to walk to the local park at only 7 minutes walk from the flat or to go to Leyton Jubilee park and then walk all down the canal until Stratford, Victoria Palace, Camden and Kings Cross. It was the most beautiful time ever! I love how bright this flat is. In the morning the light comes from the back of the flat and I never miss a sunset from the front window. I can see both this beautiful nature blessings from different windows and from my loft. The energy in this flat is amazing! Neighbours are friends for life, although they will all leave you space for privacy. Ps. I have left a bottle of bubbles in the fridge for you to celebrate your new chapter and to wish you the same happiness that this flat brought to me!"

Our Local Guide:
Walthamstow

Lily Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
