A truly spectacular, enormously capacious and immaculately presented triple-fronted five-bedroom home arranged over three storeys with well-maintained green garden space, all located just a three minute walk to the shops, bars and restaurants of Leyton High Road as well as Leyton Midland Road station.

The enormity of this property is profound, only matched by the area in which you'll be living with a wealth of fantastic attractions to discover and fall in love with including liberating green spaces such as Wanstead Flats and Hollow Ponds.

IF YOU LIVED HERE…

You'll be astonished by the incredible space of your 1,700 square foot new home, every inch presented in a manner that considers style as well as substance. As you walk through the impressive portico of your front entrance, you'll find reception rooms on either side of your hallway. To the left, a wonderful 250 square foot dual aspect space with beautiful bay windows and hardwood flooring. To the right, the astonishing 435 square foot open plan double lounge and kitchen, also with beautiful hardwood underfoot, loads of windows and high ceilings.

Elsewhere, your kitchen is a joy with ample work surfaces, fully integrated appliances, abundant wood and glass cabinets, stone-effect floor tiling and aqua-marine speckled backsplash and work surfaces. The perfect space for creating the gastronomic delights you'll be inspired to cook up and serve either in your designated dining area, or your masterfully manicured lawn-covered garden space just through your patio doors. The ground floor also has a highly convenient WC, utility room and pantry.

The first floor houses four of your bedrooms, which is perfect for a close-knit family unit. All bedrooms are bright and beautiful, cosily carpeted, with high ceilings and ample natural light. One of the bedrooms features a magnificent en suite, while your family bathroom, also on the first floor is a sumptuous affair, enveloped in chic stone-effect floor and wall tiling and with fabulous fixtures and fittings including a brilliant bathtub to luxuriate in with a bath bomb after a hectic day.

Finally, your triple aspect converted loft space is truly out of this world. Coming in at a jaw-dropping 240 square feet, it's as spacious in its own right as a fair few London apartments, with plenty of room for a king-size bed, a sofa and desk space, and its three Velux skylights saturate the room with natural light but at night, you can roll down the blinds to completely block out any light pollution to give you the perfect night's sleep. You also have large amounts of eave storage space on three sides of the loft.

The area surrounding your home is abundant in attractions and amenities. You're literally a three-minute walk from Leyton High Road and its many shops, restaurants and bars. The Heathcote and Star pub is a traditional local with a beer garden which hosts regular live music and has a great selection of craft ales.

a word from the owner....

We have had incredibly happy ten years here raising our family. The house has a genuine 'wow' factor with visitors regularly commenting on the imposing external appearance and spacious internal layout. The area is flooded with with convenience factors including local shops, pharmacies, supermarkets, dentists, doctors, bars, restaurants, laundrette, fantastic schools and nurseries all within a 5-10 minutes' walk. The street is quiet and residential with Abbots Park with it's excellent playground and sporting facilities just a stones-throw away. Transport links are great with Leyton Midland Overground Station at the bottom of the road and Leytonstone Tube Station (Central Line) a short walk away. It is a special house that we will be truly sad to leave, we hope the new owners enjoy living here and embracing the amazing local community as much as we have.

Our Local Guide:
Leyton

Leigh Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
