IF YOU LIVED HERE…

From the day you move in, you’ll love exploring your new area. Just 15 minutes away, you’ll find Francis Road, where you’ll be spoilt for choice when it comes to eateries or independent stores to browse. And six minutes in the other direction, you’ll reach the sprawling Jubilee Park (Waltham Forest’s largest park, no less), a hub for sport, play and relaxation.

Or head less than half a mile north to Lea Bridge Road, which has become an awesome new hot spot for independents, such as eco-refill store-cum-coffee shop Cups & Jars, Italian deli with a Japanese influence Pinch la Deli, eclectic event space/bar/pizzeria Patchworks and Italian ice cream shop Gelateria Romeo & Giulietta.

Head back home and relax in your bright and immaculately-decorated reception room. You’ll love the bay windows with custom shutters - tilt them open and let the light flood over the hardwood floors. Other lovely features include the fire alcove and hearth.

The spotless decor continues throughout the house, with the bedroom using a splash of spring green as a feature wall to create a cheery mood. Meanwhile, the kitchen-diner combines navy and white for the cabinets, and you’ve also a double cooker with sparkling metro tiles to keep things extra sleek.

Outside is your large rear garden, with a pergola and raised patio at the far end, ensuring you can catch maximum rays while admiring your new home.

a word from the owners.....

"We have thoroughly enjoyed living here for the last 5 years. We have really appreciated being a stone's throw away from such fantastic green spaces such as Leyton Jubilee Park and Hackney Marshes, perfect for weekend walks, runs and watching football and cricket. We also often walk down the canal to enjoy a pizza at Crate Brewery or a roast at Barge East. The location is great, easily accessing both the Central line and Victoria line. Francis Road is a short walk away which has wonderful restaurants, Marmelo springs to mind! We have had many a Sunday pint in our local, The Hare and Hounds. Patchworks is a 3 minute walk away which serves as a coffee house in the mornings and hosts gigs in the evenings and weekends. Jerk chicken and pancakes on offer on the weekends. This is where we bought our last Christmas tree too! We would love to stay as close to this area as possible when we move! The garden is a great space for a BBQ, it's just waiting for someone to put their stamp on it."

Our Local Guide:
Leyton

Leasowes Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Features + Perks

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
