A sleek and sizeable four bedroom semi-detached home spread across three storeys, with a rear garden, garage and side access. You're on a leafy residential street in Chingford Mount here, with blue views down to the William Girling Reservoir.

If it's open natural environs you're craving then both Ridgeway Park and Mansfield park are half a mile away, the latter a superlative spot for yet more views over the reservoir's crystal waters.

IF YOU LIVED HERE...

You'll have a wealth of living space to stretch out in, over 1300 square feet in all, and plenty of nods to the original 1930s architecture. Step past your front garden and porch and your first port of call will be your spacious 200 square foot lounge. In here a paned bay window bounces natural light across sage green walls and engineered hardwood floors. Follow these through the semi open plan space to the dining area, easily zonable with glass panelled doors.

The kitchen/diner's a huge 310 square foot, dual aspect and skylit with a white suite of cabinets, breakfast bar and enviable views from the dining table out to the garden. Step through the patio doors here for a split level patio ideal for al fresco dining, and lawn overseen by mature foliage. To the rear sits your 140 square feet garage to happily house your vehicles (drivers can be coasting along the North Circular in four minutes or the M11 in nine). Back inside and the ground floor's completed by lots of handy storage and a handy WC with utility space.

Head past the vintage stained glass windows up to the first floor now, for two large double bedrooms - both over 140 square feet - and a single sleeper ideal for a child, home working space or even a wonderfully generous walk-in wardrobe. The family bathroom's home to more glorious stained glass, a tub, and glass vessel sink. Up on the second storey sits your 270 square foot loft sleeper with rooftop views and an adjacent shower room. Lastly, Chingford overground stations is seven minutes' drive for direct thirty minute runs to Liverpool Street, so transport's a cinch.

a word from the owner...

"We have loved living here for 28 years. It has been a happy family home.My children are now all grown up and this has been their family home. I will be sad to leave as we all have such happy memories here. The neighbours are absolutely lovely, helpful and so friendly. The house is within easy reach of local shops and transport links. Buses at the top of the road take you to Walthamstow and Stratford as well as Chingford Overground Station Ridgeway park is a short walk as is Mansfiled Hill, which is worth a visit on a summers night to see the wonderful sunsets. Chingford is the perfect spot for me and I intend to remain in the area. Epping Forest is a short distance away and almost every evening, I drive there to take a walk in the forest."

Our Local Guide:
Chingford

Leadale Avenue, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
