This smart and stylish one-bedroom ground floor apartment home is full of Victorian charm and enviably located in a quiet spot close to Walthamstow Village. There’s a private garden at the rear and driveway at the front, while inside it benefits from a masterfully extended kitchen-diner, modern bathroom and bright reception room, with immaculate decor throughout.

There’s a huge array of independent restaurants, bars and gastropubs in the area, while Walthamstow Central station is 15 minutes away on foot, so you can be in the West End or City in less than 45 mins if you time it right.

IF YOU LIVED HERE...

You'll be stretching out in over 600 square feet of lovingly developed living space with your expertly extended kitchen/diner the undisputed star attraction. 15 foot in length, all flooded with natural light thanks to a large skylight and those double French doors, you have large format slate floor tiling, stately royal blue cabinets, timber worktops, vintage fittings and a striking mosaic backsplash. When the sun is shining, you’ll love heading out to your spacious and low maintenance garden, where you’ll appreciate the custom seating and planters, as well as the leafy views.

Back inside, your 200 square foot reception room enjoys original timber floorboards underfoot and a beautifully retro hearth and mantel, again with plenty of natural light thanks to that huge bay window. The vintage flooring flows on into your hallway and bedroom, a perfect substantial double, while your bathroom's a glossy masterpiece in floor to ceiling metro tiling, with more vintage-style fittings.

Beyond your front door, you can enjoy exploring in all directions… You’re just a few minutes on foot from Hucks, where you’ll find ‘the tastiest coffee, pastries and sourdough,’ to quote an article in the Evening Standard. A few minutes further you’ll also find authentic sushi takeaway Ohba Leaf Kitchen, while the fantastically cosy Castle gastropub is a similar distance.

Slightly further north, Orford Road forms the hub of Walthamstow Village, where you’ve got more pubs, including The Queens Arms and Nags Head, as well as the award-winning store Eat 17, plus much more. Despite being in such a cosmopolitan hub, you’re surrounded by excellent green space; Hollow Ponds, at the cusp of Epping Forest, is around 15 minutes east.

WHAT ELSE?

- Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre and newly opened Forest Cinema. Hoe Street also has some fantastic amenities, with the Soho Theatre Walthamstow set to open there very soon.
- While Walthamstow Central is your nearest station (with access to both the Victoria line and the Overground), this area is served by some excellent bus routes, with both Hoe Street and Lea Bridge Road a few minutes on foot for quick access to Leyton, Leytonstone, Clapton and Hackney.
- Just to give you even more choice, you’ll want to add the unique Ravenswood Industrial Estate to your list of places to visit - it’s home to the ever-popular God’s Own Junkyard, as well as breweries Pillars and Trap, plus gin palace Mother’s Ruin.

a word from the owner...

"I have loved living in this flat; it has been an amazing home for me over the past three years. Its location is perfect, just a short walk from Walthamstow Village. I’ve enjoyed access to the newly opened Blokspace gym and the many restaurants popping up in the nearby areas of Leyton, Leytonstone, and Blackhorse Road, as well as in Walthamstow. There are also great breweries just a short distance away. The transport options are excellent, so we are looking to move as close to this location as possible. I am confident that whoever chooses to buy this flat will be just as happy as I have been."

Our Local Guide:
Leyton

Lea Bridge Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
