An impeccably characterful three bedroom Victorian townhouse, laid out over three storeys and bursting with vintage style and original features throughout. Enviably located just moments from Hackney Downs Park and the nightlife of Clapton.

Chatsworth Road market, a long-standing local fixture and home to one of London's longest street markets, is just five minutes' walk away. You'll find a range of street food plus plenty of much-loved local cafes and restaurants.

IF YOU LIVED HERE...

First impressions are instantly impressive. Step past your handsome brick frontage into your upper ground floor and artfully distressed original timber floorboards run underfoot in your hallway, flowing on into the 270 square foot through lounge on the right. An elevated, knee-to-ceiling to ceiling bay window illuminates the space, filling it all with natural light. Twin vintage hearths complete the aesthetic.

To the rear you have a handily segmented WC plus a truly inspired family bathroom, a Crittal style rainfall shower cubicle contrasts with a freestanding clawfoot tub, an open, fully operational period hearth and white metro tiling – a brilliant blend of the classic and contemporary. Down to the lower ground floor and you have a delectable study, handy utility room and your kitchen, a striking affair with violet vinyl flooring and matching glossy cabinets.

Now at garden level you can step outside to an extensive patio and lawn, framed by productive beds filled with mature seasonal fruit bushes, wild garlic and rhubarb with perennial cottage garden flowers and herbs. The garden is barely overlooked with nothing but sky on the horizon. Upstairs now for the sleeping arrangements, and your principal bedroom to the front is a very generous double of 175 square feet, with vintage timber shutters on the oversized sash windows, and fitted wardrobes either side of the chimney breast. Both remaining bedrooms are substantial doubles, and white washed timber floors flow throughout.

Outside and you're well-served for nature, with both the landscaped greenery of Hackney Downs Park and the wild open expanse of Hackney Marshes within easy reach. Ideal for morning jogs, evening strolls or just endless escapes from city life. Clapton station is fifteen minutes on foot or five by bike (your street features secure bike hangers). From here it's just thirteen minutes direct to Liverpool Street or five to Walthamstow Central.

WHAT ELSE?

- The Elderfield is a fine candidate for your new local, with My Neighbours the Dumplings, Leo's and Lucky and Joy offering great quality local drinking and dining.
- That 175 square foot cellar means you'll never want for storage.
- Local schools are chiefly excellent, with eight 'Outstanding' primary/secondaries all less than a mile away. A further eighteen are rated 'Good' and just as handy.

a word from the owner...

"After 17 glorious years it is time for us to move on. We have watched Clapton emerge as a diverse, creative, inclusive and vibrant local community. Our daughter has grown up here and we have all made wonderful lifelong friends. The bars and restaurants, independent shops and opportunities for small scale artistic expression are inspiring and abundant. Nature surround us at Millfields, the Lea Valley, the Marshes and more. The Olympic legacy has been everyday access to world class sporting facilities, and in walking distance we have a brand new ice rink, a riding school and a marina...we will be returning to the wild swimming that will soon be opening in the Waterworks. We walk to Chatsworth Road Market on a Sunday, Broadway Market on a Satuday, the arts markets in Stoke Newington, the daily market at Ridley Road, but also have access to an M and S Food Hall and T K Maxx at Hackney Central! We have benefitted from the wide range of entrepreneurial activity in Bohemia Place - day and night, food, drink and great design. The Castle Cinema and Hackney Picturehouse have kept us up to date with mainstream and independent film. We have enjoyed being able to walk to destination entertainment in Chatsworth Road, Lower Clapton Road and Mare Street with increasing regularity as the years went by. We are sad to leave this lovely house, which has loads of character, great neighbours and has been a wonderful home to us all for so many years."

Our Local Guide:
Hackney

Lawley Street, Hackney — Stow Brothers

Where do you start with Hackney? It can feel like it’s all been said before, but, of course, it can’t have been because the area is constantly evolving, which is what keeps it so fresh. It’s just what happens when a neighbourhood has such a high population of creative innovators.

Even fans of Hackney’s scruffier edges love the imaginative ways that the area has been regenerated, with thoughtfully-designed stores, bars and coffee shops sitting comfortably alongside sleek architecture and beloved institutions such as Ridley Road Market.

Despite all this urban buzz, the area has a surprisingly large amount of green space, including Hackney Wick, Victoria Park and London Fields, which fill up with a mix of visitors and locals at weekends. Whether they go on to have food at a Michelin-starred restaurant, a pint in The Talbot or a swim in the lido, they’re all united in their love of this most unique community.
