An utterly palatial four bedroom Victorian family home, artfully extended and brimming with sleek contemporary designer flourishes and vintage character. You have a cellar, rear garden and loft room, all moments from South Woodford tube.

As impressively vast as this striking property is, you still have potential to expand. The loft room is currently easy to access, with a proper staircase it's perfect for storage, but you can still follow your neighbours' lead and add a full Dormer extension (subject to the usual permissions).

IF YOU LIVED HERE...

You'll have over 1900 square feet of elegantly appointed living space to explore. Let's start in your front reception - the first of two. 180 square feet, bay windowed and bright with the high ceilings of the period, this is a superb introduction, with rich, dark original timber floorboards flowing in from the hallway and an immaculately tiled vintage hearth sat below an ornate timber mantel.

Through a pair of double doors off the hallway you'll find your kitchen/diner, yet another superb space for welcoming guests. The kitchen area is immaculately dressed in glossy black cabinets below smoky graphite-effect counters, with pure white cabinetry above. A metro tile splashback and chrome fittings sit in between. It's all laid open to your dining area, itself looking out over the garden via a full bank of bi folding patio doors. Step out here for a splendid raised patio, overlooking a length of lush lawn, secluded by timber fencing.

It's a view shared by your second lounge, a 270 square foot dual aspect delight with twin sets of French doors both looking out on over that glorious garden. All that natural light combines with a striking statement wall and oversized floor tiling to create a wonderfully serene spot for guests. Your ground floor's completed by a gorgeous vintage cloakroom and a sleek, skylit utility space, as well as stairs down to the cellar - 150 square feet for further development or simple storage.

Upstairs and all four of your bedrooms are substantial doubles ranging from 120 to 190 square feet, all bright with high ceilings and variously finished with vintage floorboards either whitewashed or dark and rich. There's also plenty of floor to ceiling storage in two. The first of your twin bathrooms is a boutique vintage masterpiece with a freestanding tub surrounded by more of those richly stained original floorboards. By contrast, your second bathroom's a sleek modern marvel, with designer suite and walk in rainfall shower cubicle. Immaculate.

a word from the expert...

"South Woodford was home for the first 25 years of my life. As I get older, I realise how lucky I am to have grown up here, an area with such fantastic schools, amenities and green space. George Lane is the main hub, where you’ll find the Central line station, as well as a great selection of supermarkets — M&S, Sainsburys, Waitrose and a Co-op. On top of this, is a fantastic choice of bars, pubs and restaurants, as well as an Odeon Cinema, library and gym. You really do have everything on your doorstep. Personal favourites for food include the Japanese restaurant Sakura, and the award-winning Indian Grand Trunk Road. South Woodford boasts a great stock of Victorian/ Edwardian family homes, as well as newer purpose-built blocks of flats and conversions, so attracts families and young professionals. It has great transport connections to the City and Canary Wharf, and with Epping Forest on your doorstep, it’s got the perfect balance of everything you need. My favourite local spots for walking are the Hollow Ponds, and the tucked away Elmhurst Gardens, with its two tennis courts. The nearby Woodford Dog Park is also a favourite, where both dog and owner meet up with their regular pals! All round, it’s a great place to call home." BEN CHARLETON E18 SENIOR ADVISOR

Lansdowne Road, South Woodford — Stow Brothers

Beautiful property, great amenities, green space, a wonderful sense of community and excellent transport links, honestly, what’s not to love about South Woodford?

No wonder it’s become such a popular area for families looking to make their money go a little further. For a start, there’s a Marks and Spencer and Waitrose on the vibrant high street, as well as independent stores and eateries. It has incredibly easy access to the City and West End (18 mins to Liverpool St or 27 mins Oxford Circus on the Central line), and with Epping Forest a stone’s throw in the other direction, residents really do feel like they’ve got the best of both worlds.

No wonder it’s such a happy community. Luckily they’re a friendly, inclusive bunch too, pleased to welcome both new residents and visitors alike.
