A characterful two bedroom Victorian terrace with a wealth of vintage charm, potential for further development, handsome brick frontage and a private rear garden. It's all sat just off our burgeoning new locale of Blackhorse Lane.

With both the green spaces of Lloyd Park and the transport links of Blackhorse Road within easy reach, you have the best of both worlds here.

IF YOU LIVED HERE

Design & Decor may need some final flourishes here and there, but you've a whole host of lovable period features just waiting to be bought back to life. Your 230 square foot, dual aspect through lounge has classic tiling in front of each chimney breast and original floorboards running underfoot throughout, all ready to be sanded and stained to their former glory.

Elsewhere your kitchen leads out to the secluded rear garden, a mix of patio and lawn sheltered behind timber fencing. There's more lovely vintage flooring upstairs, where both bedrooms are substantial doubles and your bathroom's finished in tranquil cream peach. Finally, with the loft space so far untouched, you could follow your neighbours' lead and add your own whole new storey, subject to the usual permissions.

Outside and the charms of the Walthamstow Beer mile start just at the end of your road. A much loved and feast growing part of the local landscape, this collection of independent tap room, breweries and beer gardens will have craft beer fans in heaven. First among equals is the huge Truman's Social Club, with a massive beer garden and performance space, just eight minutes away.

WHAT ELSE?

- London's largest nature reserve, the 500 acre, Green Flag award winning Walthamstow Wetlands is barely five minutes walk via the little-known Lockwood Way entrance. The perfect escape from city living right on your doorstep.
- Blackhorse Road station is just a half mile on foot and will get directly to Kings Cross in just fifteen minutes via the Victoria line. Plus we're practically at the top of the line here so you'll always get a seat.
- Local schools are plentiful and excellent, with sixteen primary schools rated 'Good' or 'Outstanding' by Ofsted, all less than twenty minutes on foot. There are also four secondaries, just as esteemed and just as close.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Lancaster Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
