IF YOU LIVED HERE...

Stepping through your front door, you'll find yourself in the entrance hall where you have handy purpose built storage, stairs to your sizeable cellar and first floor, and two handsome reception rooms. The first reception room comes with 195 square feet of blonde timber flooring, a bright box bay window and a majestic, painted brick chimney breast with an open hearth and wood burning stove. The second sitting room is equally spacious, featuring another elegant fireplace and an open archway that leads into your enormous kitchen diner.

In here, a central chef's island and breakfast bar is topped with a gas hob and smooth, dark cabinets house sleek integrated appliances, contrasting perfectly with pale grey, oversized floor tiles. The whole space is warmed by underfloor heating and filled with natural light from a large skylight and triple patio doors that open onto your garden. Slate grey patio gives way to a long stretch of lawn and, to the rear, you'll find a beautiful summerhouse with some handy storage space for garden tools and furniture. From your kitchen diner, you also have access to a ground floor utility and stylish shower room.

On the first floor of your home you'll find two double bedrooms, both beautifully presented and home to vintage hearths. A luxurious family bathroom sits off the centre of the landing, tiled from floor to ceiling in pristine white, with mosaic flooring, chrome fixtures and fittings and a rainfall shower over the bathtub. Your third and fourth double bedrooms are on the second floor, the third with an elegant pewter hearth and the fourth with a twin set of bespoke wardrobes. A convenient WC completes the storey, before you venture upstairs to your skylit loft. Up here, you have a huge amount of storage space plus a large, 155 square foot space ideal for turning to all manner of uses.

In four minutes on foot and one minute by bike, you'll be out in the lush, open meadows of Wanstead Flats. From here you can explore ancient Bushwood, venture down to Jubilee Pond or work your way past a series of small lakes to Wanstead Park. High Road Leytonstone is also just moments from your front door, for a range of fantastic family friendly restaurants to choose from. Including authentic Italian cuisine at Bocca Bocca, or the colourful interior and tasty Mexican plates on offer at Homies on Donkeys. We'd also recommend sampling some of the fine craft beers on offer at Mammoth Tap, tucked under the railway arches and only four minutes from your new home.

a word from the owner...

"The house is unique in that it has 4 double sized bedrooms, great for growing families/guests. The flow of the lounge/kitchen/dining works well for cooking and hosting, with plenty of space. The utility room has underfloor heating, a game changer for drying clothes, alongside additional worktop space. The spacious hallway and closet also helps with buggies and makes leaving the house with small children that little bit easier, something you don't usually get with Victorian houses. The best coffee in Leytonstone is just a 4 minute walk named Matt Cup, they're very friendly. We love our little walks/bike rides/parks runs around the flats, stopping at 'Back To Ours' which has a lovely garden that grows weird and wonderful things, plus it's part of a community hub which hosts a range of classes for all ages. There are plenty of baby/kids classes in the area such as 'Musical Miniatures'. Biased, but we think we have the best pubs and often frequent the Leytonstone Tavern, The North Star, The Holly Tree and The Red Lion. We also love eating at Homies on Donkey's, Bocca Bocca, Mum Likes Thai Food and Eat My Pizza. We've always felt so lucky having a wide open and wild space on our doorstep and also just a 20 minute tube ride into central London. Leytonstone really has the best of both worlds."

Our Local Guide:
Leytonstone

Lancaster Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.
