This stylishly restored three-bedroom 1930s terrace home is situated in a fantastic spot where it’s as easy to get on the overground to central London as it is to explore the sprawling woodlands of Epping Forest.

Coming in at 1600 square foot, with potential to extend further, it’s an impressively spacious home with a private driveway, rear access and a 33 foot rear garden with private studio, as well as many other perks such as two reception rooms, a downstairs WC and period features throughout.

IF YOU LIVED HERE…

Beyond that charming private driveway, you’ll find a wonderfully proportioned home where every inch has been considered for the optimum layout (something we’ll always appreciate in 1930s design).

You’ll be wowed by the grand scale of the open plan living, but you’ll also appreciate the fact that both your reception rooms (yes that’s right - plural) can be transformed into cosy retreats (the rear reception benefits from striking partition doors). While each of these spaces are unique, you’ll find immaculate decor in both, as well as lovely features such as the fireplace alcoves and column radiators.

Your dine-in kitchen is bursting with light thanks to the generous bi-fold conservatory doors and sky lights, ensuring that the thoughtful design is showcased in all its glory. With so many fantastic features - from the industrial-style double oven to the mosaic tiles, it’ll be hard to pick your favourite.

As well as a study area to the rear, you’ve also got a rustic-style conservatory, which opens up the entire space further, and during warmer months you’ll love being able to spill out into the spacious rear garden. Don’t forget that you also have a convenient garden studio, which could be used as anything from a home gym to office space - the choice is endless.

Upstairs, you’ve got three bedrooms, each with stylish decor, and one even has its dressing room (the ultimate luxury). There’s a stunning family bathroom with a free-standing tub, walk-in shower, double basins and designer fittings throughout.

Drivers will be delighted with the private driveway, but it’s incredibly easy to get around the area on foot. You can be at the cusp of Epping Forest within around 15 minutes, and Chingford station is 1.5 miles away. From there you can nip to Liverpool Street on the overground in around 30 minutes, or change three stops down the line at Walthamstow for the speedy Victoria line. Walthamstow and Highams Park are both easily accessible by bus, too.

If you stick around, you’ll find some excellent amenities nearby though. Make one of your first stops the Rusty Bike pub for delicious Thai food, and definitely try out the delicious (and healthy!) food on offer at the London Feel Good Hub, right by the station so perfect for a bit of a top-up before your commute.

WHAT ELSE?
- Parents will be pleased to know that there are plenty of 'Good' or 'Outstanding' primary and secondary schools in the area.
- You’re just a couple of minutes on foot from Mansfield Park, which is fantastic open space enjoyed by everyone from joggers to dog-walkers and families. Just as near, you’ll find Ridgeway Park, home to the Chingford & District Model Engineering Club, where members of the public can ride on the model railway on Sundays.
- As well as having the sprawling Epping Forest on your doorstep, you’ve also got some incredible outdoor pursuits around the River Lee’s reservoirs, including Lee Valley Athletics, Lee Valley Golf Course and the London Watersport Company.

a word from the owners......

"It's a great spot to raise a family with good schools, numerous parks, and two unique high streets. The views over the reservoir are spectacular, especially on New Year's Eve when the skies are lit up by fireworks! We got married in our home, our party was in the garden with friends and family, and food was provided by Andrew Shaw, our local butcher. You will see by the decor it is a home we really cherish. We hope the next owners are as happy as we have been in this house."

Our Local Guide:
Chingford

Lambourne Gardens, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
