An artfully extended four bedroom period terrace, arranged over three floors with twin receptions, dual bathrooms, conservatory and lush rear garden. You're sat in Upper Walthamstow here, just a short stroll from Lloyd Park and Wood Street.

Lloyd Park's less than a half mile away on foot, but the playgrounds and greenery of Kitchener Park are closer still, just a few steps across the road and perfect for morning jogs, evening strolls, or exercising furry friends.

IF YOU LIVED HERE

You'll be welcoming friends and family into your 280 square foot through lounge, gorgeously appointed with artfully distressed vintage timber floorboards flowing underfoot and a pair of original hearths below ornate timber mantels. Dual aspect, with striking statement wallpaper to the front and plenty of natural light, it's a characterful space tailor made for hosting.

In contrast your lengthy kitchen is a sleek, contemporary affair. Seamless white cabinets run down either flank, below thick white work surfaces and matching metro tile backsplash, while heavy duty forest green chevrons lie underfoot. Next up the brilliantly bright conservatory offers widescreen views of your garden; a covetable solace with zero maintenance Trulawn leading to a raised deck sat beneath a canopy of mature foliage and home to a 175 square foot weather board clad cabin, ideal for use as a home office workspace, or simply extra secure storage.

Upstairs, your principal bedroom's a handsome 150 square footer. In here the original floorboards are whitewashed to match the immaculate walls and you have a statuesque period hearth and mantel in the chimney breast. Next door your second sleeper's another double, while your first floor bathroom is resplendent with a rainfall shower over the freestanding, mustard yellow tub. Finally, your substantial, converted loft makes for a whole new storey. Bedroom three is dual aspect with skylights, bedroom four offers elevated garden views and your second bathroom has a walk-in shower cubicle under another skylight.

WHAT ELSE?

- As noted our borough's green gem of Lloyd Park is just a half on foot. Here you'll find cafes, courts, an out door gym and all manner of sports clubs and classes, as well as a regular farmer's market and, of course, the famous William Morris Gallery.
- Parents have a wide range of choices, with four 'Outstanding' schools within a one mile radius, plus a further twenty one, all rated 'Good' and just as close.
- You have a choice of bus routes running from just around the corner to whisk you to Walthamstow Central station in twelve minutes (alternatively it's a twenty five minute walk or nine minute cycle). From here you can get the overground direct to Liverpool Street in twenty minutes, or reach Oxford Circus just as quickly via the Victoria line.

a word from the expert........

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Kitchener Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
