3 Bedroom

A striking and inviting three bedroom Victorian terrace, with extended kitchen/diner and lengthy, landscaped, east-facing garden. Nestled in our Chapel End neighbourhood, you're in pole position for Wood Street's amenities and Epping Forest.

Starting just a twelve minute stroll or five minute cycle away, this ancient woodland spreads out for endless miles both north and south. If you prefer your nature landscaped, then Lloyd Park's a ten minute walk and ideal for picnicking, wandering around the moat, or picking up something fresh from the Farmers' market.

You'll be spreading out in your generous 310 square foot lounge, with leafy street views through the bay window, and ebony fireplace to the rear and artfully restored timber floorboards throughout. Natural light flows in from the box bay window. You'll find a handy WC under the stairs before stepping into your 245 square foot kitchen/diner. Expertly envisioned, it's all illuminated by twin skylights and wide windows. The kitchen area's zoned by a chef's island and home to striking grey units, integrated appliances and a geometric backsplash, while beautiful bare brick spans one wall.

Step outside and your east-facing garden's thirty five feet long and a low-maintenance mix of cobbles (navigable by a pathway of stone slabs), Mediterranean plants and raised beds. It all ends in a timber pergola draped in climbing plants. Idyllic. Head back inside and upstairs for three bedrooms, the principal coming in at a substantial 160 square feet with natural light spilling in via a trio of windows. An immaculate second double sleeper sits next door, while bedroom three's a versatile single. Lastly, the family bathroom comes with a curved shower cubicle and gleaming white tilework, complementing peaceful pistachio walls.

Outside and Forest Road's just at the end of the street - here you'll find a choice of four bus routes to ferry you to destinations across the capital. Wood Street itself is a few steps further and hosts an array of independent cafes, shops and pubs. Head to Wood Street Bakery to wrap your tastebuds around a pulled pork and quince bun, or find trophies and trinkets at the thriving vintage market. Wood Street station is half a mile from your front door and will get you to Liverpool Street in twenty minutes, or swap at Walthamstow Central to be shuttled to the West End just as quickly.

- Twenty schools rated 'Good' or better by Ofsted sit within a one mile radius of your new abode, and of these four have 'Outstanding' status. One of these is Woodside Primary, just a four minute walk around the corner.
- You're on a leafy, residential no-through road here, so there's minimal traffic.
- From Wood Street station a quick stroll up Valentin Road will bring you to Walthamstow Village, our idyllic locale that's bursting with sumptuous places to wine and dine.

a word from the owner...

"Kingsley Road has been our home for the last 10 years. Over this time we have seen Wood Street grow and we are lucky to have many excellent cafes, bakeries and independent shops on our doorstep. As a no through road, Kingsley Road has a good community with friendly neighbours that look out for each other and a lot of families living in the street. There's lots to do within a short walk of our home; Epping Forest for walks, events at Fellowship Square, cafes, breweries, pubs and shops in Walthamstow Village and numerous playgrounds - and the town hall fountains - for kids to enjoy. We've found commuting into central London very easy with Wood Street station and its connection to Liverpool St less than a ten minute walk away, and it's only a couple of minutes' walk to bus stops that take you to Walthamstow Central and the Victoria Line. Our renovated kitchen has been great for hosting friends as well as daily meals as a family. In the summer we have enjoyed opening up the bifold windows to enjoy the landscaped garden."

Our Local Guide:

Kingsley Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
