3 Bedrooms

2 Baths

A smart, bright and handsomely appointed three bedroom Victorian terrace. Featuring twin bathrooms, generous rear garden and vast through lounge you have almost 1000 square feet to stretch out in, with plenty of potential to extend further.

Impeccably finished in smart shades of grey and set back behind a front yard that's home to handy secure storage, your frontage has plenty of immediate kerb appeal.

That 320 square foot through lounge will be the first of many welcome sights. A bespoke timber partition creates an artful hallway impression, before you step into the bright, dual aspect and elegantly appointed space proper. Smoky grey engineered hardwood runs underfoot and ornate original ceiling roses sit overhead.

Into the kitchen, where you have a generous suite of soft eggshell cabinets, home to integrated appliances, timber worktops and slate grey flooring. A handy utility room is next before the first of your two bathrooms, smartly finished in crosshatched metro tiling, there's a thoughtfully separated WC and a shower over the tub.

Outside, your garden is utterly immaculate, a stretch of zero maintenance patio surrounded by timber fencing and raised planters. Perfect for entertaining al fresco. Upstairs, you've a handy nook on the landing that can be used for home working and the first floor's completed by two decent sized, distinguished double bedrooms, plus a third ideal for a child. Finally, you have a second bathroom dramatically finished in onyx and white.

- The wide open blue and green natural space of Jubilee Pond and Wanstead Heath is just a half mile on foot. Perfect for morning jogs and evening strolls, you'll forget you're in London.
- With your loft space still unexplored, you have the scope to follow the lead of some of your neighbours, and add a whole new storey in the form of a Dormer extension.
- Parents will be pleased to know you have no fewer than nineteen primary/secondary schools, all deemed 'Outstanding' or 'Good' by Ofsted, less than a mile away on foot.

a word from the owners.....

"We have lived in the area for four years now and fallen in love with it. If it wasn't for our family growing we'd stay put. Even in the short time we've seen the area change incredibly with a new wine shop or coffee shop popping up every few months. Sundays consist of walking our dog on Wanstead Flats and feeding the ducks with our little boy at the ponds, both only a 7 minutes stroll. A farmers market is every Sunday with the Dusty knuckle truck on our doorstep....need we say more! Leytonstone Tavern and Holly Tree pubs are our locals and we have x3 stations to choose from ...Maryland with the Queen Elizabeth Line, Leyton and Leytonstone. All a 15 minutes walk! Our back garden has an outdoor kitchen so perfect for parties!"

Our Local Guide:

Kingsdown Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.
