A gorgeous two bedroom Victorian terrace in the Blackhorse Rd locale, close to the thriving series of breweries and glorious green space this pocket of our Borough is famous for. This wonderful chain free home offers the perfect opportunity for you to come and put your stamp on it. With a large garden, spacious rooms, the enticing potential to extend and the excellent proximity to local transport options this house has a lot to offer.

IF YOU LIVED HERE:
Your front door sweeps open into the large through lounge, which is a light and bright affair thanks to the bay window to the front and the doors leading out to the garden to the rear, the wooden flooring and neutral walls throughout help to bounce the light around and enhance the sense of space. The galley style kitchen is well appointed with attractive floor cabinets and a feature ‘hatch’ that looks out over the dining space in the reception room; you could make this ground floor completely open plan and really tap into contemporary living. The handy downstairs WC sits just beyond the kitchen. Your garden is particularly well proportioned given this style of property, and is part-paved with a mature lawn, perfect for spending sunny summer days soaking up the rays with your favourite book.
Upstairs to the first floor, you have two bedrooms and an attractive family bathroom. The bedroom to the front is a large double spanning the full width of the house, the two large windows helping to ensure this room is light filled and also features an original cast iron fireplace. The second bedroom is also a double. The family bathroom is well sized, and despite being in need of a little modernisation provides the perfect framework for you to design the bathroom of your dreams.

You are in a fantastic spot here, surrounded by some of the best our Borough has to offer. Head to Walthamstow Wetlands, a 211 hectare nature reserve and community space that hosts regular talks and activities. Blackhorse Road has a thriving eating and drinking scene, thanks to the locally dubbed ‘Blackhorse Beer Mile’ - it’s not all beer though, you’ve got Slowburn which is located in a working atelier, serving a stunning menu of veggie dishes and cocktails, and a thriving programme of comedy, music and family curated events at Signature Brewery and Big Penny Social.

WHAT ELSE?
-Commuting is easy peasy with Blackhorse Road station a short walk away. From here the Victoria Line speeds you into Central London in as little as 15 minutes and you’re on the overground network as well.
-Yonder is an indoor climbing wall, yoga studio and workspace, with a delicious cafe and bar it’s a great spot to catch up with friends.
-You’re in a great spot for schools, with Greenleaf and Stoneydown Primary schools a short distance away.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

King Edward Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
