An impeccably realised four bedroom Victorian terraced home spread across three storeys, with delectable designer detailing throughout and a beautiful, east-facing garden. This is a justly sought-after location, mere moments from Lloyd Park.

Just a couple of streets away is Bedford Road Gate, where you can cut straight through to the immaculate gardens and open green spaces of Lloyd Park. Our main thoroughfare of Hoe Street is also close at hand. You have the best of all worlds here.

IF YOU LIVED HERE...

You'll be luxuriating in a sumptuous, generous suite of rooms across all 1350 square feet. Your front reception's a fine introduction - a stately 150 square foot affair, rich with vintage touches including a bay window, period fireplace, cornicing and a ceiling rose. In here you've a leafy street view, parquet flooring flowing underfoot and the walls are a refined Aegean blue.

Next door is your jaw-dropping 370 square foot kitchen/diner. The kitchen area is gorgeously attired in a battleship grey suite of cabinets with fully integrated appliances, extensive wine rack, a Belfast sink and jade green backsplash. A chef's island with breakfast bar subtly segments the space, while the dining area sits awash with natural light courtesy of twin skylights and floor to ceiling bi-folding doors. Throw these open for your lovely, low-maintenance, east-facing garden, where a pristine deck gives way to Trulawn and raised sleeper beds, ending in a glorious sun trap of a patio.

Back inside, past the handy dazzling blue WC, and head up the stairs. Here you've two substantial double bedrooms, both with newly fitted floor to ceiling wardrobes, plus an elegant bathroom with a rainfall shower over the clawfoot tub and a marbled bespoke sink counter. Up into the expertly converted loft for two more double bedrooms. Your front sleeper features skylights and fitted wardrobes, while the rearmost has a Juliet balcony with views over your garden, plus a sparkling en suite shower room.

Outside, and not only do you have Lloyd Park - ideal for immersing yourself in nature whenever the mood takes you - a mere three minute walk away, but Waltham Forest Feel Good Centre is just as close for swimming pools, gym, health suite, spa and soft play area for little ones. The Bell gastropub is also practically on your doorstep, while a fifteen minute walk south will bring you to our divine destination of Walthamstow Village for high end spots to sup and savour, as well as a thriving creative community.

WHAT ELSE?

- You've twenty seven primary/secondaries in a one mile radius, all rated 'Good' or better by Ofsted and including five with 'Outstanding' status.
- Walthamstow Central station, with its direct twenty minute journeys to Oxford Circus and Liverpool Street, is just a seventeen minute walk or seven minute cycle.
- Take your pick from an array of new favourite places on Hoe Street serving up Instagrammable food that's as delicious as it looks. Try Band of Burgers, The Collab, SoDo Pizza Cafe (Hatherley Mews) and Turtle Bay.

a word from the owner...

"We love the house and its original features, alongside the garden which is fantastic for entertaining. Also the area, being a couple minute walk from Lloyd Park which is amazing for dog walks, kid’s playground and the Saturday market. On top of this we love the amenities, including Buhler and Wynwood Coffee on your doorstep plus a short walk to the restaurants and bars in the village. Lastly, being a 10 min journey from Highams Park and Epping Forest is a real treat at the weekends."

Our Local Guide:
Walthamstow

Kenilworth Avenue, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
