3 Bedrooms

2 Baths

A smart and stylish three-bedroom home located on a quiet residential street and packed with original period features, as well as a recently converted loft, two beautiful bathrooms and garden studio.

Beyond that striking vintage-style front door, you’ll find some of the area’s best amenities, including Lloyd Park and the newly redeveloped Fellowship Square - both a few minutes away on foot. And if you need to travel further afield, Walthamstow Central tube is a 15 minute stroll, where you can nip to Oxford Circus in around 20 mins.

You’ll love the sense of space that this three-floor home provides. There’s ample space to come together as a household, as well as be apart (and if that’s ever a priority, remember that you’ve also got that garden studio, ideal for those WFH days).

In your reception room, tilt the custom shutters and enjoy the light that spills through the bay windows, showcasing the lovely original features such as that beautiful tiled fireplace surrounds. The decor here - and in the rest of the home - has been thoughtfully considered, with deep hues contrasting with the joinery, such as the beading and bespoke carpentry.

Your bright kitchen-diner will be the perfect pick-me-up on dreary mornings with its rustic floor, reclaimed timber floating shelves, copper pendant lights and spotless white cabinets. There’s room for a full-size dining table but you can also enjoy perching at the breakfast bar, or on warmer days, open the door to the patio and enjoy a coffee in the spacious west-facing garden.

On your first floor, you’ll find two immaculately decorated bedrooms, and a stunning and spacious family bathroom with a separate walk-in shower and a huge freestanding tub. In the loft you’ll find your pristine master bedroom with ample storage and an elegant ensuite where every inch has been considered, from the crittal glass shower screen and brass taps to slate tiles and industrial-style towel rail.

This truly is a great spot which benefits from being positioned between two fantastic green spaces - Lloyd Park and Fellowship Square. You wouldn’t guess when looking out at the leafy view, but the main thoroughfare of Chingford Road and Hoe Street is just minutes away. You’ll be spoilt for choice there when it comes to eateries. Buhler, Sodo, Spicebox, Shri Lakshmi and Yard Sale Pizza are all excellent choices, and handily offer takeout for you to enjoy in your own lovely kitchen.

- Parents will be pleased to know you an abundance of 'Good' or 'Outstanding' rated schools nearby.
- There’s a buzz in the air about Soho Theatre Walthamstow, a 1000 seat performance space that will be home to world-class entertainment when it opens in 2023 - and it’s around half a mile from your front door.
- If getting or staying fit is on the agenda, you’ll be pleased to know that the Waltham Forest Feel Good Centre is a very short stroll (so you won’t get much exercise getting there), where you’ll find a gym with a 400m running track and 25m fitness pool with separate diving pit and teaching pool.

a word from the owner......

"We have absolutely loved our time on Kenilworth Avenue and will really miss the local community, amazing small local businesses and beautiful green spaces. We have loved many Saturday mornings strolling through Lloyd park market, playing tennis in the park, grabbing countless coffees at Wynwood and lots of lazy brunches at Buhler and Co. We will miss the many parent meet-ups that are in the area and the numerous family offerings from local events, pop-up shops, play cafes and the amazing water fountain in Fellowship Square. Just up the road is the peace inducing East of Eden yoga and pilates studio, the enormous indoor pool at the Feel Good Centre a 2 min walk from the house and Epping Forest is only a 10 mins drive away providing endless dog walks and running trails."

Our Local Guide:

Kenilworth Avenue, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
