A sleekly appointed and smartly finished two bedroom, twin bathroom apartment on the first floor of a handsome modern development just moments from Highams Park station and the greenery beyond. Rooms are generous, open and naturally bright.

You also have a private balcony, looking out over the development and casting a wealth of light into your huge open plan lounge and kitchen.

IF YOU LIVED HERE...

You'll have almost 800 square feet to stretch out in, with a welcome wealth of incidental space for a London apartment including a nice broad entrance way and fitted storage. The first of your two bathrooms is on the left as you enter. With a softly underlit designer suite, oversized mirrors and glossy finishes, it's an effortlessly stylish affair.

Your open plan kitchen/lounge comes in at 250 square feet, dual aspect and bathed in light from your balcony. Smoky grey engineered hardwood flows underfoot and your kitchen's dressed in chic designer cabinetry top and bottom, with chunky white countertops and a metro tile splashback in between. Elsewhere, both bedrooms are smart, spacious doubles with floor to ceiling windows, and there's a sparkling en suite off your principal sleeper.

Outside and, as noted, you're less than five minutes on foot from Highams Park overground. From here it's just twenty three minutes direct to Liverpool Street, putting the City less than a half hour away door to door. Ten minutes on from the station and you come to Highams Park itself, acres of green rolling parkland with superb views over London and, of course, Highams Park Lake itself. A splendid spot to blow away the cobwebs.

WHAT ELSE?

- Your new local is the superb Royal Oak Gastropub & Guesthouse. Just a ten minute walk for real ales, fine wines and a delicious menu in sumptuous surroundings.
- Heading to the West End? Walthamstow Central is just two stops and five minutes from Highams Park, for a quick swap to the Victoria line. You could even hop right off here and explore nearby Walthamstow Village.
- Your development comes with private allocated parking, and drivers can be on the arterial North Circular in less than ten minutes.

a word from the owner...

"I've had a great time living in my flat for the last 6 years, being so close to Highams Park station is easy for commuting into work, but being so close to Highams Park lake & Epping Forest means spending the weekends escaping the city and enjoying all HP has to offer. It's a great flat that's quiet, full of light and spacious, and being so close to the local amenities of Highams Park is an added bonus!"

Our Local Guide:
Chingford

Jacks Farm Way, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
