3 Bedroom

2 Bath

Set on the sixth floor of a modern development, this is an especially generous and naturally bright three-bedroom apartment, with an impressive open plan kitchen/living area, two bathrooms, a private balcony, allocated parking and gym facilities. As for the location, not only is it a mere six minute stroll to Upton Park tube, but Forest Gate is 1.3 miles further, where you can hop on the Elizabeth line and whizz into the West End at super speed.

IF YOU LIVED HERE…

Thanks to its smart layout, there’s a serious amount of space packed into this home, so you can enjoy spreading out from the day you move in. Take the dual aspect open plan living area; the smart and well equipped kitchen area is spacious with room for a full size dining table, but there’s also space for serious lounging. Talking of which, the spacious balcony will be fantastically convenient, with the generous windows letting plenty of natural light into your home, too.

The three bedrooms are just as immaculate, with neutral decor and soft carpeting. The master even offers direct balcony access and an en-suite. As well as giving access to the main bathroom (as smart and modern as the en-suite), the hallway offers plenty of in-built storage.

Of course, the sixth floor height also adds an element of energy efficiency, something you’ll appreciate in winter. Another way of warming up is, of course, by heading to the communal gym and putting in a work-out - the ultimate convenience.

Outside, beyond your well maintained communal gardens, you have a few little hidden gems on your doorstep, from the up-and-coming community of Plaistow to the burgeoning scene around Upton Park and Forest Gate. You’ve also got a surprising amount of open space nearby considering all the urban buzz - you’re just 0.7 miles from Central Park, while the sprawling Wanstead Flats and the iconic Docklands area are easily reachable, too.

WHAT ELSE?

-Upton Park is served by the District and Hammersmith & City lines. Travel two stops to West Ham for access to the Jubilee line and DLR, or Barking for train services to the Essex seaside.
-Your new local is Boleyn Tavern - a gloriously traditional boozer with eye-catching monochrome floors and a huge horseshoe-shaped bar. It’s just a couple of minutes away on foot.
-The main thoroughfare of Barking Road has plenty of convenience stores for any last minute essentials you may need.

a word from the owner...

"This was our first home and we have lived here ever since the building was finished back in 2018. We have loved living here and seeing the wider Upton Gardens community grow. Our neighbours are great, and we have enjoyed being a part of the various groups that residents have setup over the years. Upton Gardens really does have a genuine community spirit and we will be really sad to leave the many friends we have made here. The open plan living area and spacious balcony have made it the perfect home for raising our two-and-a-half-year-old daughter as well as entertaining our friends and family over the years. In particular, our balcony, with views stretching East towards Essex, is the perfect spot to wrap up and watch some fireworks on Bonfire Night and New Years Eve. As well as having plenty of storage space, our flat is also very well-insulated – even in the winter months we rarely need to use the underfloor heating. With Priory Park, Plashet Park and Central Park on our doorstep, and West Ham Park within walking distance, Upton Gardens is amazingly placed for those who enjoy plenty of green space. We are also very close to local shops, amenities, cafés and pubs – our favourite spots are the Boleyn pub for a Sunday roast or a drink in the evening, and Central Park Café for what we think is the best sourdough in London. The transport links are excellent, with Upton Park station less than a 10-minute walk away, meaning we can easily commute into central London, or explore on the weekends. We love how diverse and vibrant the area is, and it has been a wonderful home to our family over the years. The area has numerous outstanding rated schools, and the nursery offering has been great for our daughter."
