An artfully appointed four bedroom Edwardian terrace, impeccably extended and arranged over three floors and a shade under 1800 square feet. There's a picturesque private garden to the rear, all just moments from the heart of Walthamstow.

That garden's an easy highlight, with a rear wall of bifolding doors opening up the kitchen to a pitch perfect brick patio, giving way to an immaculate lawn surrounded by a thriving riot of colourful foliage and mature greenery.

IF YOU LIVED HERE...

Step past your immaculate Edwardian frontage for your canary yellow hallway with blonde herringbone flooring underfoot and perfectly preserved original moulding overhead. Your front reception is to the left, with box bay window, pristine white walls up to the picture rail and blonde hardwood underfoot. Next door reception two is similarly styled, with mint green walls and another blank hearth.

Glazed double doors lead straight into your skylit and substantial, 280 square foot kitchen/diner. Smoky grey engineered hardwood runs underfoot, with matching work surfaces sat atop a comprehensive suite of cream cabinets down one flank. And of course it all opens up effortlessly to that impressive garden, the perfect al fresco backdrop. Upstairs now, where you have three sizeable sleepers, the principal to the front totals 250 square feet with integrated floor to ceiling wardrobes.

Bedrooms two and three are both finished in fine vintage style, with characterful colour schemes and plenty of storage. Your family bathroom completes the storey, with large format tilework and walk-in rainfall shower. Upstairs again and your penthouse suite is a brilliantly bright affair, with the twenty foot deep bedroom dual aspect between skylights and a Juliet balcony. There's plenty of storage and sparkling en suite shower room, brightly finished with a return of that canary yellow colour scheme and corner cubicle..

Outside and, as noted, the very best of Walthamstow is at your fingertips. The landscaped gardens and open green spaces of Lloyd Park are just five minutes away on foot, home to cafes, courts and a wide range of sports clubs. Ten minutes to the South you have the peaceful streets of Walthamstow Village, home to a wide range of independent wining and dining establishments. In between you have Hoe Street, our main thoroughfare, full of highlights and soon to be home to the 1000 seat Soho Theatre Walthamstow.

WHAT ELSE?

- Walthamstow Central station is just a half mile on foot, for direct twenty minute connections to the City and West End, via the overground and Victoria line, respectively.
- You have a wide range of state and independent, primary and secondary schools, within easy reach. Twenty seven in total, all within a mile radius.
- You're spoilt for choice when it comes to a new local, but may we suggest The Bell? Sat just five minutes away on Bell Corner, it's a stately, family friendly spot and the pride of Walthamstow's gastropub fleet.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Hurst Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
