"We've lived in the property for 9 years and watched our children grow up here. We've made countless friends and very much enjoyed the community feel. The flat benefits from bright natural light all day long, and because it's so big, arranged over two floors and has the garden, it feels more like a house than a flat. The road itself is quiet as it is blocked to cars at one end, so there is no through traffic. The location could not be better. It's directly between Lloyd Park and Walthamstow village, both of which are great places to hang out in. There is an incredibly convenient Tesco Express just 2-3 minutes away along with an array of fantastic international food shops. Walthamstow Central is about a 7 minute walk away with an ever expanding selection of shops and eateries. On the whole Walthamstow is a great place to live. Every year something new and exciting seems to open up, the people are friendly and the schools are excellent. You can be in the west end or the city in 40 minutes door to door by public transport, or the heart of Epping forest in 20 minutes by car."

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too. 

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
