A beautiful three bedroom, two bathroom maisonette garden apartment, in a red brick Victorian conversion moments from the Village. With hardwood floors and generous spaces, this is a gorgeous home in a splendid and sought after spot.

On this peaceful turning you're perfectly placed for the Village, Hoe Street and central Walthamstow alike. Everything the area has to offer, from green spaces to pubs and restaurants, is close at hand. You're in an elevated position with spectacular views over London, and the centre of the city is easy to reach with public transport almost on your doorstep.

You'll step through your front door, climb to the first floor and find your reception room to the front. It's an impressive 210 square foot space, with a double glazed bay window and bespoke shelving to an alcove. Your first bedroom is next, offering 140 square foot of serene space and built in alcove storage. Your stylish bathroom is fully tiled in bright white metro, and has a large shower cubicle and deep vintage sink. Next to that is your second bedroom of over seventy square foot, an ideal nursery or study space.

Then there's your superb 175 square foot kitchen diner, with plenty of dove grey units and lashings of natural light. Find your way down the outside staircase from here to your charming garden. Up on the second floor there's your luxurious loft space, with close to 150 square foot of bedroom space. Your second bathroom has a wood sided tub and exposed brick wall under a large skylight. There's eaves storage here too.

The Village is barely five minutes from your door, with its picture postcard churchyard and dazzling array of independent eateries and shops. You're also only seven minutes on foot from Lloyd Park, and just over ten from Walthamstow Central. Hop on the super fast Victoria Line and you can be at Kings Cross in fifteen minutes, or take the Overground to Liverpool Street in around the same amount of time.

- Your new local is beloved community pub Ye Olde Rose & Crown, with an upstairs theatre where you can often find big names of comedy trying out new material.
- You're under half a mile from the nine screen Empire Cinema, so you're never far from a blockbuster on the big screen.
- You have plenty of schools rated 'Outstanding' to choose from nearby, including Greenleaf Primary, Walthamstow School for Girls and St Mary's.

a word from the owner...

"We've lived in the property for 9 years and watched our children grow up here. We've made countless friends and very much enjoyed the community feel. The flat benefits from bright natural light all day long, and because it's so big, arranged over two floors and has the garden, it feels more like a house than a flat. The road itself is quiet as it is blocked to cars at one end, so there is no through traffic. The location could not be better. It's directly between Lloyd Park and Walthamstow village, both of which are great places to hang out in. There is an incredibly convenient Tesco Express just 2-3 minutes away along with an array of fantastic international food shops. Walthamstow Central is about a 7 minute walk away with an ever expanding selection of shops and eateries. On the whole Walthamstow is a great place to live. Every year something new and exciting seems to open up, the people are friendly and the schools are excellent. You can be in the west end or the city in 40 minutes door to door by public transport, or the heart of Epping forest in 20 minutes by car."

Our Local Guide:

Howard Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
