Howard Road Walthamstow , E17 4SG

OIEO £550,000

2 Bedroom

1 Bath

Set across the first floor, this charming two-bedroom apartment is located in one of the area’s most sought-after spots, near Walthamstow Central, Poet’s Corner, Lloyd Park and the Village. However, despite having so much going on nearby, Howard Road is a quiet one-way street, so it’s a win-win situation.

As the home extends over 900 square foot, there’s a fantastic amount of space to play with, plus a brilliant balance between traditional style and modern convenience. The large shared rear garden is the icing on the cake.

IF YOU LIVED HERE…

You’d come through your own front door and straight up the stairs into a long hallway, leading to the living room, two bedrooms and the kitchen/diner.

The large reception room has great natural light from the generous windows, high ceilings and a stairwell up to the loft room, and this really highlights the smart decor and lovely features such as the fitted shelving.

Both bedrooms are double, and the main one has extensive fitted wardrobes.

Towards the rear of the apartment, with a deck and stairs down to the garden, there’s a large kitchen/diner with a range of smart units, matching tiled splashback, a mix of integrated and freestanding appliances, and space for a dining table. A glazed door to the hallway, side window and glazed back door optimise light and give the room a bright and airy ambience. The bathroom, accessed via this room, is fully tiled with a contemporary suite with a bath and overhead shower and two opening windows.

The bonus room is a large loft room accessed via a statement spiral staircase from the living room. With eaves storage and a Velux window this is an ideal space for working.

Outside the shared garden has a large terrace ideal for entertaining. There’s also an abundance of green space nearby, from Fellowship Square and Lloyd Park to Hollow Ponds and the Walthamstow Wetlands.

When it comes to eateries, there are heaps of established favourites in the areas around Hoe Street and Orford Road - The Collab, Tonkotsu, Yard Sale Pizza, Sodo and Shri Lakshmi in the former, and Peeld, Eat 17, Orford’s Fish & Chips and The Saloon in the latter, but new arrivals to the scene ensure a steady buzz and feeling of energy.

Walthamstow Central tube is mere minutes away, meaning you can hop on the Victoria line or Overground and be in the West End or City in less than 45 mins door to door.

WHAT ELSE?

- There’s a buzz in the air about Soho Theatre Walthamstow, a 1000 seat performance space that will be home to world-class entertainment when it opens in 2025 - and it’ll be a few minutes from your front door.
- Right at the bottom of your hill, you’ll find Fellowship Square, a delight for both kids and grown-up kids-at-heart thanks to its epic fountains and event programme organised by the council, which is also based in this spot.
- Parents will be pleased to know you an abundance of great schools nearby.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Howard Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
