Your stylish, beautifully presented, one bedroom, fourth floor apartment sits in a modern development, with private balcony and off street parking. Outside you have the Blackhorse Beer Mile and Walthamstow Wetlands at your fingertips.

You'll be through to the heart of London in less than twenty minutes door to door, from nearby Blackhorse Road station. Just a few minutes away on foot, with fast Victoria line trains running through to King's Cross and Oxford Circus.

IF YOU LIVED HERE...

As you step through the front door of your apartment you'll notice smooth engineered hardwood flooring running throughout your kitchen, living and dining spaces. You'll be able to leave your shoes in the entrance hall and hang your bag and coat in the large, purpose built cupboard, before continuing through to your immaculate, open plan kitchen and reception room. The kitchen area is all decked out in glossy cabinets, brushed stainless steel splashback and sleek integrated appliances.

Your living and dining area offers an additional 115 square feet of floorspace, all tastefully decorated in soft, neutral tones and featuring sliding doors opening onto you private, West facing, smartly decked, covered balcony. Back inside you'll wander through to your 130 square foot double bedroom, where hardwood flooring gives way to plush velvety carpet and there's a sophisticated, modern en suite to your right. This bathroom is full of floor to ceiling broad sandstone tiles, a contemporary white suite and a chrome mixer shower over the tub.

Outside, you have best of the surrounding area on your doorstep. In two minutes you'll be out on the Blackhorse Beer Mile, much loved locally for it's friendly taprooms, unique bars and wonderful restaurants. Big Penny Social is first on the route, set in a huge converted warehouse and with way more to offer than fine craft beers and delicious street food. They also have an exciting programme of craft classes, quizzes, stand up comedy and live music events. If you're feeling peckish then walk a couple of minutes further and take a seat at SlowBurn, where you'll find a mouth watering menu of healthy plant based cuisine.

WHAT ELSE?

- A huge network of reservoirs and lush green pathways is ready for you to explore in Walthamstow Wetlands. You'll be working your way around this beautiful site of scientific interest in just a ten minute stroll from your front door.
- The UK's first ever brandy distillery, Burnt Faith, is just off Blackhorse Lane on Sutherland Road. It's well worth the ten minute wander over to their intimate bar, where you can sample signature cocktails and get to know brandy as you've never known it before.
- Tucked away on Uplands Business Park is Beerblefish Brewing Company, a great place to meet friends and spend a relaxed afternoon playing board games and supping the latest batch of tasty craft beer.

a word from the owner...

"We've loved living here the last 5 years. Runs round the Wetlands and down the river Lea, pints and pizzas at the breweries (our favourites are Signature and Big Penny!) and weekend walks to Walthamstow High Street. The location really couldn't be any better! The flat itself has been such a lovely home; we like how fresh and bright it feels. We also love being able to spot the wetlands from the balcony, and on a clear night you can see some gorgeous sunsets! It's a lovely community to live in; we have a Whatsapp group with our neighbours on the floor and the block, and everyone looks out for each other (comes in handy if you ever get locked out!) We're looking to start a family, so the time has come to say goodbye to our beautiful one bed flat, but we're sure the future owners are going to love living here as much as we have!"

Our Local Guide:
Walthamstow

Hoffmans Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
