2 Bedroom

On the market chain-free, this beautifully finished two-bedroom, second floor apartment has quite the lengthy list of pros, including the private balcony, communal gardens, open plan kitchen/reception and sleek bathrooms (that’s right, plural).

The location is bound to be near the top of your list of pros though, as this part of Blackhorse Road is absolutely thriving, full of fantastic food and drink-based amenities, excellent transport links and luscious greenery, including the much-admired Walthamstow Wetlands.

It’s an area that been lavished with praise by everyone from Time Out to Conde Nast Traveller, and you’re right in the heart of it…

Up on the second floor (many energy efficient height), your open plan kitchen/living room is full of natural light, with smart engineered flooring sweeping the length - and plenty of room for dining and relaxing. The kitchen area has glossy unit and contemporary appliances, so cooking will be a pleasure, whether it’s for yourself or others. The bedrooms are just as smart, with more of pristine decor. One has a sleek ensuite, and there’s another immaculate bathroom off the spacious hallway, where you’ll also find built-in storage.

The private balcony is south-facing, at great spot, and there’s an abundance of green space just beyond… The fantastic Walthamstow Wetland is only a few minutes away, but the food and drink-based delights are just tempting…

SlowBurn, which was named one of the Guardian’s essential restaurants to ‘try right now’, is five minutes on foot, while the impressively designed bouldering studio Yonder is even closer - even if you’re not into climbing, you’ll love the coffee shop there. You’ll find a similar creative energy at Gnome House and Blackhorse Workshop, two studios where you can sign-up for fantastic part-time courses (or again, just chill in the on-site cafes and watch other creatives at work).

If drinking is on the agenda, you’ll be delighted to discover that you’re a short skip from the Blackhorse Beer Mile, home some of East London's most exciting craft beer breweries, bars and street food, including Signature, Exale, Hackney, Wild Card and Big Penny Social. The latter has a packed event calendar, with the regular flea market drawing shoppers from across the capital.

It’s a few minute stroll to Blackhorse Road station, where the Victoria line will get you straight to Kings Cross in around quarter of an hour, or hop on the Overground, which zips between Gospel Oak and Barking (great for day trips to Hampstead Heath or the Essex seaside). Buses are plentiful too.

- Walk to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre, which has a fantastic food court and mini golf, as well as convenient chains.
- Within a year you’ll also be able to enjoy the benefit of being just over a mile from the much anticipated Soho Theatre Walthamstow, which has been given a £30m investment as part of the council’s’ London Borough of Culture 2019 commitment to place culture at the heart of its communities’ (one of the reason’s we love Walthamstow so much).
- Just five mins away you’ll find the Independent wine shop and bar Forest Wines, which specialises in organic, biodynamic, natural wines and also has a great selection of craft beers. You can also order a changing selection of small sharing plates and wine by the glass at the bar.

a word from the owner...

"A one minute walk to Blackhorse Road tube (Victoria Line) you can be in Oxford Circus in 15 mins and Victoria in just 22 mins, making it the easiest commute ever. You always get a seat and it's just super easy. There are great amenities, all within walking distance; co-op downstairs, toolstation 2 mins walk away, petrol station 2 mins walk away, and so many fantastic cafes and restaurants on the road outside. It's super quiet and really feels like a private little oasis in central London."

Our Local Guide:

Hoffmans Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
