A wonderful two bedroom, top-floor apartment set in a prime location moments from Walthamstow Central station and the abundance of amenities this central area offers. With the Victoria Line on your doorstep, you can be in Central London in under 30 minutes door to door, the Overground zips you into Liverpool Street in under 20. Inside, the apartment is absolutely pristine and has been keenly styled by the current owners. You will especially love the large plan kitchen diner that opens out onto your private balcony.

IF YOU LIVED HERE...

Measuring an impressive 849 sq ft, this is a larger than average apartment with bags of living space to enjoy. Your open plan dining/reception has a state of the art kitchen at one end overlooking the open-plan room and creating a wonderful space for socialising and entertaining friends. Appliances are fully integrated, sleek white floor units contrast with dark wood wall units, with plenty of cupboards. You could even add some barstools to create an eat-in breakfast bar. Floor to ceiling windows and a door out to that private patio ensure the light floods throughout this sizable room. The elevated position of this apartment on the fourth floor allows for far flung, treetop views over our beloved E17. You will love the size of the two double bedrooms here, one of which has a sumptuous en-suite featuring walk-in shower and an elegant floating sink. Both of the bedrooms have more of those floor to ceiling windows, and you have some built-in storage in the bedroom and also the corridor. This apartment is completed by a daily bathroom, with a large tub and sparking three piece suite.

You are perfectly located for commuting, amenities and entertainment. World class entertainment awaits, with the soon to open Forest Cinema moments from your door. Chain restaurants sit side by side with independent local favourites, we would urge you to head to don francisco y la luna on the High St for authentic Tapas. This High St is home to Europe’s longest street market, and is the place for picking up a diverse range of products from fresh fruit to fabric. You also have the local library here, a weekly farmers food market serving up local cheese and breads, and a state of the art gym.

WHAT ELSE?

- We are waiting in excited anticipation for Soho Theatre Walthamstow to open its doors. Taking up residence in the old Granada Theatre building which once hosted The Beatles and The Rolling Stones, this new theatre venue will bring comedy, drag and much more to E17.
- Your central position means you are perfectly placed to explore Walthamstow, a 15 minute stroll North takes you to Lloyd Park and the William Morris Gallery, the same distance East and you’re in the ever popular ‘Walthamstow Village’, famed for its independent cafes and shops, this area retains a village feel thanks to St Mary’s Church with beautiful grounds and historic buildings.
- This fantastic flat comes with a long lease, always an important feature when considering a leasehold property.

a word from the owner...

"We are the first owners of this flat, which is part of building complex that won over ten awards as soon as it was built nearly 10 years ago. We immediately fell in love with the amazing panoramic view from the living room and balcony, especially the sunsets, which makes you feel like you are living in the sky without actually being too high up. We have been so grateful for the detailed and modern design of the flat, that makes it naturally bright year-round. We have been so appreciative of the comfort we get from the laminated floors, the insulation, the underfloor heating, the mechanical Ventilation with Heat Recovery system, as well as modern bathrooms with energy efficient electric towel racks and rainforest showers. Over the years, we have seen Walthamstow grow, and it has truly become an amazing place to live. This flat is so close to the Tube and Overground, as well as all of the nearby cafes and restaurants, as well as the daily and farmer’s markets, the Village, and all the green spaces like Epping forest, the Wetlands and Lloyd Park. A new cinema is reopening downstairs, and the Soho theatre Walthamstow will open this year, both of which are all ridiculously close. We need to relocate to a different part of town for professional reasons, but we will miss this incredible flat, and the exciting space that surrounds it, and that Walthamstow has become. We are proud of having really looked after the space over the years, and I look forward to knowing that the next owners will also feel they have found somewhere unique to call home."

Our Local Guide:
Walthamstow

Hoe Street, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
