An ingeniously developed two bedroom first floor Warner apartment, bursting with designer touches and all the signature features of the original Warner architecture. Sat just off Lea Bridge Road with all your day to day needs on your doorstep.

Lea Bridge station is ten minutes on foot, for direct, one stop, nine minute links to Stratford and a whole host of onward connections including the Jubilee and Central lines, Elizabeth line and DLR.

IF YOU LIVED HERE...

Arriving at the property you'll have a dedicated front door courtesy of the timeless Warner design. Inside head upstairs to a bright hallway with original timber floorboards in the landing, giving way to gorgeous oak herringbone flooring in the 180 square foot kitchen and living space. The newly fitted kitchen features high spec fittings, including an instant boil tap, and is neatly divided by a breakfast bar topped with quartz marble counters. The open plan living space is naturally bright, with custom built shelving and alcove cabinets.

The first double bedroom features more original timber floorboards underfoot and is currently used as a study. In here you also have custom built alcove cabinets and floating shelves, perfectly finishing the space. Next is your bathroom, simple and light, with a hidden utility cupboard ideal for laundry. Completing the interior is the second bedroom with fitted floor to ceiling storage and views over the garden. From the bathroom internal stairs lead down to your shared garden. Here you have a BBQ-perfect patio beautifully secluded by flourishing greenery that really comes into life in the summertime.

Outside and, as noted, Lea Bridge Road station is just ten minutes away on foot, meaning you can be stepping into Stratford less than twenty minutes after closing your new front door. Here you'll not only find the sprawling shopping and leisure colossus of Westfield, but also Queen Elizabeth Park, onward connections to the West End and a whole host of other destinations, and plenty of lively local nightlife.

WHAT ELSE?

- If you're looking for greenery then Leyton Jubilee Park is less than half a mile away, while the glorious wide open vistas of Hackney Marshes can be yours in about twenty minutes, or less if you hop on a bike and take advantage of East London's growing network of protected cycle paths.
- Among all the other highlights, you have a reassuringly long lease on this property and the current owners have fitted double glazed sash windows throughout, as well as a combi boiler system. With the loft unexplored, there's also scope to follow in the footsteps of your neighbours and add your own whole new storey (subject to the usual permissions).
- Your new local could, and probably should, be the Hare & Hounds, a sumptuously appointed gastropub just a couple of minutes' away on Lea Bridge Road. You also have the much loved Blondie's Brewery just a little further

a word from the owner...

"We've loved calling this place home for the past 8 years, watching the neighbourhood evolve, seeing new families settle in, and enjoying the strong sense of community that’s built up over time. One of our favourite things about living here, has been making the most of our garden, we’ve enjoyed summer BBQs with friends, and planting as many vegetables and flowers as possible. We recently renovated the kitchen, as we wanted to create a space to socialise, cook, and have people over for dinner - something we’ve done a lot! This area has so much to offer, whether that’s local food & drink such as Yardsale Pizza and Blondies Brewery. If you're after green spaces, Hackney Downs and Walthamstow Wetlands are an easy walk, and Epping Forest is just a short journey away. We love Chatsworth Road for the independent shops and the Sunday market. The butchers, fishmongers and all the different food shops on Walthamstow High Street means you’re never short of great ingredients to cook with. If you’re looking for entertainment, the new Drumsheds is just a short train journey, and with Stratford Westfield just around the corner, there are endless opportunities for shopping and cinema trips. The transport links are brilliant, Lea Bridge Station gets you to Stratford or Tottenham Hale in minutes, putting central London within easy reach, or even Heathrow in an hour via the Lizzie Line. Cycling around East London is super easy with dedicated paths, and if you’re into crafts, places like the Blackhorse Road breweries/flea markets and Turning Earth pottery studio are perfect for creatives. We have loved calling this flat and area our home, it’s such a lovely place to live, and we hope the next owners love it just as much as we have!"

Our Local Guide:
Walthamstow

Hitcham Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
