An artfully appointed one bedroom ground floor apartment in our signature Warner style, with dedicated front door and private section of rear garden. Sat on a quiet turning off Lea Bridge Road, you're handy for greenery and amenities alike.

You have secure bike storage hangers right on your street, and cyclists can take advantage of protected bike paths to pedal all the way to Clapton, Hackney and even the City beyond.

IF YOU LIVED HERE...

You'll be enjoying the elegant arrangement of this timeless Warner property on a daily basis. Step into the long central corridor and your 110 square foot front reception is to your right, with original timber floors and smoke grey walls. Thanks to the flexible layout, and your kitchen/diner to the rear, this could even serve as an extra bedroom. Your double bedroom is next door, similarly sized and styled.

Elsewhere, your family bathroom is impressively decked out in large format letterbox tiling, with rainfall shower over the tub and charcoal grey accents. To the rear, your kitchen/diner comes in at 125 square foot and could, as noted, serve as a standalone reception space. It's well equipped, with oversized smokey grey tiles underfoot, sleek white cabinets and a spacious dining area below striking pendulum lighting.

Outside and Lea Bridge Road station is just a half mile on foot and will get you straight to Stratford in just one stop and seven minutes. From here there's a huge range of onward underground and overground connections, the epic enchantments of the Queen Elizabeth Olympic Park and of course the many and varied shopping and leisure opportunities at Westfield.

WHAT ELSE?

- Your new local is the Hare & Hounds, a wonderfully sumptuous gastropub with a similarly luxurious menu. All just three minutes away on foot.
- The property is offered chain free, for that all important, hassle free move.
- Don't forget your rear garden, it's a generous, low maintenance expanse of patio festooned with pots and thriving greenery.

a word from the owner...

"I've loved living in this area and having the flat as my home. Despite being close to everything that Walthamstow, Leyton and Hackney have to offer, the street is incredibly quiet (thanks to the allotment at one end and a one-system that limits traffic). It's also been a huge benefit having the Marshes and the Wetlands so closeby. I've loved being able to cycle everywhere using the network of cycle paths (and having multiple bike hangars on the street and side access to the garden for stashing bikes has also been really helpful!) In the immediate area, there are plenty of coffee shops, breweries and yoga studios but it's also a short journey by public transport or bike to central London. It's made it a great base for working in central London but allowing me to return home to a greener area with a greater sense of community."

Our Local Guide:
Walthamstow

Hitcham Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
