A bright and beautiful two double bedroom duplex apartment, spread across the top two storeys of a lovingly developed Warner conversion. This one-of-a-kind find comes with a lush shared garden, and it's all within easy reach of transport and nature.

Leyton Jubilee Park's just seven minutes away on foot, whenever you fancy a wander or a ponder. At the southerly end of the park you'll find the multi million pound facilities of the Feel Good Too Sports Centre. With a 4G multi game pitch, hockey pitch, volleyball courts and running tracks, fitness is at your fingertips here.

IF YOU LIVED HERE...

You'll be enjoying all the benefits of our borough's trademark Warner design, every inch elegantly renovated to cover-ready standards. Your 175 square foot lounge is fine place to start, with Sacramento green walls accented with white flourishes, a raised stove in the chimney breast, and a window seat nestled in the shuttered box bay window - a fine spot for admiring leafy views and also home to some ingenious storage. Continue along the first floor and next up is your 110 square foot first bedroom, complete with sleek timber floorboards and a garden view.

Elsewhere, your boutique bathroom's another enticing spot, dressed in an innovative mix of three different tile styles, a floating WC and vessel sink, plus a tub with timber-slatted surround. Then there's the dual aspect eat-in kitchen - exposed brick with built-in storage flows up one wall to the vaulted ceiling, seamless Hague blue cabinets house integrated appliances, and smart white countertops complete the aesthetic. Lastly, pad up the stairs to the second storey for your delectable 220 square foot principal bedroom, with rooftop views framed by sash windows, twin skylights, a walk-in wardrobe and en suite shower room.

Outside and Lea Bridge Road's at the end of your street for a wide choice of shops, bars and cafes. Try recent addition Taco & Buns for the tastiest French tacos (Francos), smash burgers and a whole host of vegan delicacies. There's a choice of four bus routes running along here, ready to whisk you to a wide range of destinations. Alternatively Lea Bridge station is ten minutes' walk and just one stop from Stratford, for shopping colossus Westfield, the Olympic Park and a huge range of onward underground and overground destinations.

WHAT ELSE?

- Walthamstow's a quick cycle away, or jump on a bus around the corner to be sped to your E17 destination of choice. Whether it's a cocktail at The Village's Bargo or some quirky bingo at Walthamstow Trades Hall, there's something for everyone.
- You have sixteen primary/secondary schools in a mile radius rated 'Good' or better by Ofsted. Four of these have 'Outstanding' status, including St Saviours, which sits an eight minute stroll away.
- Fancy throwing some clay? Ceramic centre Turning Earth's fifteen minutes' walk from your front door and set in a charming former hardware factory. Whatever your level, there's a class to fit.

a word from the owner...

"We have loved renovating this property to the highest modern standards, but keeping/replacing as many of the beautiful traditional Warner features as possible. More importantly, we have loved living here. The community is wonderful and it feels like a very safe, friendly place to live. We regularly walk in the nearby Leyton Jubilee Park or over the Hackney and Walthamstow marshes with our dog. The playground at the end of the road is perfect for our daughter... and the pub at the other end is perfect for us!"

Our Local Guide:
Walthamstow

Hitcham Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
