A beautifully restored two-bedroom, two-bathroom Warner property positioned in one of our favourite new neighbourhoods to explore. Spread out over two floors, the home enjoys a fantastic sense of space, while the thoughtful renovation means the original features and contemporary updates sit together in perfect harmony. Other highlights include the beautifully landscaped private section of the rear garden and the dine-in kitchen.

Lea Bridge Station is short walk away, which means you can nip to Stratford or Tottenham Hale for quick access to several very convenient tube lines, but the local neighbourhood is worth sticking around for too - there’s flourishing food and drink scene right on your doorstep.

IF YOU LIVED HERE…

The brainchild of Walthamstow's first mayor, Sir Thomas Courtenay Warner, it’s not surprising that these homes are still so popular today, with their instantly recognisable features, like those beautiful arched front entrances and red brick facades. What’s more, this one has been immaculately updated, so comes with even more perks...Due to the combination of generous windows (sash, no less), pristine decor and original flooring, your reception room sparkles with light. Your dine-in kitchen has similar charm, with pristine decor, sleek units, stylish tiles, a butler basin and integrated oven. The first floor bathroom is fantastically spacious, with a full size tub and walk-in shower, as well as vintage-style fittings and eye-pleasing tiles. The adjacent first floor bedroom has beautiful timber floors and a soft colour palette, while up in the converted loft, you’ll find your master bedroom, which has ample custom storage and a beautifully designed ensuite bathroom with a walk-in shower and more lovely features such as the terrazzo tiles and fluted glass. At the rear you’ve got your private section of the garden, which has been landscaped to perfection, with a sun trap seating area and array of leafy climbers to add an air of seclusion. You don’t have to travel far to find more nature; the lovely Jubilee Park is a few minutes away, and you’ve got also the Hackney Marshes and Lee Valley Park within strolling distance. As for food and drink, this part of E17 of has boomed in recent years thanks to the availability of retail space and vacant warehouses. Neckstamper Brewery and Taproom opened in 2016 but still feels like a hidden gem, while over on the Argall Avenue industrial estate, you’ll find brilliant creative businesses such as the ceramics space Turning Earth, made-to-order furniture design studio thinkFOUND. Meanwhile, on Lea Bridge Road, look out for eco-refill store-cum-coffee shop Cups & Jars, Italian deli with a Japanese influence Pinch la Deli, eclectic event space/bar/pizzeria Patchworks and Italian ice cream shop Gelateria Romeo & Giulietta, as well as convenient chains such as Aldi.

WHAT ELSE?
-As well as having Lea Bridge station nearby, you’re in a fantastic spot between Leyton, Walthamstow and Clapton - and there are plenty of bus routes to run you in between (as well as a good cycling infrastructure).
-After a huge rebuild, the Lee Valley Ice Centre has just reopened. The new venue offers a range of learn to skate courses, public skating sessions and lessons that suit all ages and abilities. Alternatively, The Lee Valley Riding Centre runs all sorts of courses for pony-loving amateurs and experts alike. Both are within a short walk away, so you’re in the perfect location for some new and unique hobbies.
-The Princess of Wales pub is known across the capital thanks to its lovely canal-side terrace and al fresco dining area - and it’s only a short walk from your front door.

Our Local Guide:
Walthamstow

Hitcham Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
