IF YOU LIVED HERE...

You’d enjoy the classic considered layout and generous proportions characteristic of Warner apartments, making them easy to live in and suited to modern lifestyles. With 777 square feet of internal space and a shared garden you’d have plenty of space to relax, entertain and work from home. There’s a large living room and a separate kitchen, and both bedrooms are doubles. The apartment is triple aspect and all rooms, including the bathroom, have a window, so the levels of natural light are excellent. The living room is particularly light, with three large windows. At 17’1” by 11’2” there’s ample space for sofas and a dining table. An original cast-iron fireplace and wood floor add a touch of period charm, perfectly complemented by the striking green feature wall. The galley kitchen is well-equipped, with extensive fitted wall and floor cabinets, a combination of integrated and freestanding appliances, and smart metro tiling. The main bedroom is at the quiet rear of the apartment and has two sunny southwest-facing windows with garden views. The second bedroom is adjacent and has a built-in cupboard. The bathroom has a bath with a tiled shower enclosure and a freestanding washbasin and WC plus two obscured opening windows. Outside, the shared rear garden has a paved terrace that wraps around the large central lawn, and there are two sheds at the end. The property is in excellent condition throughout, with tasteful décor with white and feature colour walls, and grey woodwork. All windows are double glazed and the apartment has gas central heating.

WHAT ELSE?

Lea Bridge rail station is a ten minute walk. From here the East London transport hub of Stratford, and Tottenham Hale (on the Victoria Line) are both just one stop away. Stratford is on the Elizabeth, Central, and Jubilee underground lines, in addition to the overground, DLR, or West Anglia and Great Eastern main lines, and has fast direct journeys to Canary Wharf, the City, West End, Heathrow, and elsewhere in the southeast.

The many shops and amenities along Lea Bridge Road and at Baker’s Arms are just a short walk from your door, and central Walthamstow is just over a mile away.

The local playground and allotments are a stone’s throw from your door, and the open green spaces of Hackney and Walthamstow Marshes, Lee Valley Park, Walthamstow Wetlands, and the Olympic Park are all within a five and ten minute cycle. There are excellent sporting facilities nearby, including the Lee Valley Ice Centre and Riding Centre, and the Aquatic Centre and Velodrome in the Olympic Park.

a word from the owner...

"We have really enjoyed living at Hitcham Road and are sad to be moving on but hope that it will be a happy home for someone new. Tucked away at a quiet corner of Markhouse Village we spent many a summer evening in the garden and loved the view from the back bedroom over the allotments. With Leyton Marshes close at hand it really feels in touch with some natural space. Location-wise there is a lot going for it with a short bike ride to Walthamstow, Clapton and Chatsworth Road, Stoke Newington and Hackney. Not to mention what is on the door step - the area has changed a lot in the last 6 years and there are lots of new places to eat, drink and shop which is great."

Our Local Guide:
Walthamstow

Hitcham Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
