1 Bedroom

1 Bath

A splendid one bedroom apartment sitting between the buzzing Blackhorse Lane area and the friendly village community of Higham Hill. On the top floor of an attractive modern development, the uninterrrupted city views this home offers are out of this world – and the superbly finished interior is just as alluring.

You’ll have an amazing roof terrace all to yourself, with so much room to eat, drink, entertain or just watch the world go by from your elevated position. The development has wide communal spaces, and a dedicated parking space in an underground car park complete with secure cycle parking. There’s a lift for when you want to skip the stairs, and an entryphone system gives you that sense of security.

IF YOU LIVED HERE

Living on the top floor, you’ll find yourself in your hallway with your bathroom first on the left. It’s fully tiled, with modern white suite and concealed cistern toilet, and a shower over the tub. Next you’ll discover your bedroom of 120 square foot, a sunny space with sand-shaded carpet underfoot. There’s a double built-in wardrobe with sliding doors. From here you step out through an aluminium opener onto your breathtaking decked and walled roof garden of over 375 square foot.

Back through into the hall you’ll find your lounging-ready living area. This comes in at 245 square foot, with an almost floor-to-ceiling window letting you enjoy those incredible uninterupted views from indoors as well as out. You’ve got the same pine-toned engineered flooring and neutral walls. The kitchen is fitted at one end of the space, with the cooking area and breakfast bar neatly dividing the room, and plenty of cupboard space. Grey tiling lies underfoot.

You'll have a dedicated secure car parking space underground, and a secure cycle store. Higham Hill Road is only five minutes from your door, and has everything you need from post office to Co-op supermarket close at hand, not to mention a selection of cosy cafés. There’s a great community here and warm village atmosphere. Meanwhile Blackhorse Road station is only half a mile away, whisking you to Kings Cross on the Victoria Line in under fifteen minutes.

WHAT ELSE?
- Your new local can be Exale Brewery taproom, just six minutes away and serving fresh craft beer and tacos, or two minutes more will take you to the freshly-refurbished community pub The Warrant Officer. Lloyd Park's organic farmers market is a short walk away for all your fresh produce needs.
- Walthamstow Wetlands, London’s largest and newest nature reserve with miles of calming water and woodland to enjoy, is almost on your doorstep.

a word from the owner...

"We've loved living here. The area has changed so much in the ten years that we've lived in the property. There's a real buzz in the area now that the climbing wall and yoga studio have opened nearby. You're really close to Blackhorse Workshop and cafe, and there are loads of new breweries that have opened in the area. You're also really close to the incredible Walthamstow Wetlands, and only 10 minutes from the tube. Our balcony has been an amazing place to watch London grow from - we'll really miss the flat!"

Our Local Guide:
Walthamstow

Hillyfield, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
