A thoroughly modern and convenient one-bedroom, first floor apartment with spacious living area and allocated parking. As for the location, this part of E17 is frequently lauded by the press as a top place to visit.

Blackhorse Road station is within easy reach for convenient transport links, and you’ll find top class amenities on your doorstep, as well as plenty of green spaces, including the Walthamstow Wetlands.

IF YOU LIVED HERE...

You'll step through your own private door of this attractive brick development, up the stairs to your own private sanctuary and find every room accessible from your hall. Your 145 square foot lounge/reception room is a bright, clean, and capacious space to relax. The considered decor is complemented by comfortable carpet, high ceilings and loads of natural light from your triple pane PVC window. Your bedroom is similarly sleek, with tasteful design, more cosy carpeting and again plenty of natural illumination.

Across the way, the 105 square foot kitchen has everything you need and is smartly stylish, thanks to the slate floor tiles, sophisticated metro tiled backsplash and voluminous white cabinets, while wonderful wooden work surfaces top integrated appliances. Your bathroom is just as smartly designed, with a sparkling white suite including an over-tub shower. Finally, there is also some extremely convenient storage space in your hallway.

Outside, you’ll find that there’s an abundance of green space in the area; the fantastic Walthamstow Wetland is only a short stroll away, while Lloyd Park - home to the William Morris Gallery - is just a bit further in the other direction.

As for food and drink-based perks, SlowBurn, which was recently named one of the Guardian’s essential restaurants to ‘try right now’, is six minutes on foot, while the UK’s first dedicated brandy house, Burnt Faith, is even closer. You’re also a short skip from the Blackhorse Beer Mile, home some of East London's most exciting craft beer breweries, bars and street food, including Signature, Exale and Big Penny Social.

As for mental and physical stimulation, the impressively designed bouldering studio Yonder is ten mins away. You’ll find a similar creative energy at Gnome House and Blackhorse Workshop, two studios where you can sign-up for great part-time courses.

WHAT ELSE?

-It’s a 12 minute stroll to Blackhorse Road station, where the Victoria line will get you straight to Kings Cross in around 15 mins, or hop on the Overground, which zips between Gospel Oak and Barking. Buses are plentiful too. You also have the option of strolling slightly further to St James Street or Walthamstow Central for the Overground route to London Liverpool Street.
-New local? How about the Tavern on the Hill, a grand old pub given fresh life by the folks from Wild Card Brewery - eight minutes on foot away. It’s quickly become a foodie favourite thanks to its popular roasts.
-Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre, which has a fantastic food court and mini golf, as well as the convenient chains.

a word from the owner....

"We've absolutely adored living in this area and it has so much to offer, The local E17 supermarket 2 minutes walk is fine competition to any Whole Foods, we spend longer than we should looking at the different produce and fresh fruit and veg, Wood street coffee round the corner has provided us excellent coffee and breakfast over the years, normally to recover from a fun nights in the breweries, which we can roll into from our doorstep! Have Lloyd park and the wet lands on our door step has been a blessing for long weekend walks and picnics!"

Our Local Guide:
Walthamstow

Higham Street, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
