2 Bedroom

2 Bath

A smartly finished two bedroom, two bathroom apartment on the top floor of a smart, contemporary development, enviably sat between Epping Forest and Leytonstone tube. You also have the luxury of a private West-facing balcony, with sunset views.

Residents have secure parking, and drivers can be heading along the North Circular in less than ten minutes.

You'll have over 700 square feet of living space to enjoy, including a large hallway with plenty of incidental space and extra storage. First on your right is your enormous kitchen/lounge, around 300 square feet in its own right with pale engineered hardwood underfoot, and banks of seamless sleek white cabinetry, home to integrated appliances. Splashbacks are white metro tiles, you have onyx fixtures and fittings, and it's all topped with dark, quartz style worktops.

Natural light flows in from the balcony, step out here to make the most of those rooftop views. Back inside and your principal bedroom is bright and pristine, with an en suite rainfall shower room finished in large format letterbox tiling. Bedroom two's similarly styled, while your family bathroom sits off the hallway, with hexagonal tiling underfoot and a shower over the tub.

Leytonstone tube is around five minutes' walk away on foot, and will get you straight to Liverpool Street in fourteen minutes via the Central line, for a door-to-door City commute of barely twenty minutes. Heading to the West End? Tottenham Court Road is just nine minutes further. The open green spaces and endless woodlands of Wanstead Flats and Epping Forest are less than half a mile on foot. The lungs of London, here you can run, jog or stroll to your heart's content, barely seeing a road.

- For your new local, may we recommend the Heathcote & Star? A much loved Leyton institution with regular, varied events and delicious food and drink.
- Leytonstone High Road overground is less then five minutes walk, for the Gospel Oak to Barking Riverside line and direct runs to the River Thames.
- As well as all that nearby green space, your development is surrounded by communal grounds, a great spot to meet the neighbours.

a word from the owner...

"Lots of time and love were poured into the complete renovation of our flat, turning it into a calm sanctuary for us over the past six years. We've been grateful for all the green spaces within walking distance, including both Wanstead and Leyton flats. There's a genuine sense of community within the block of flats and the neighbourhood is full with fantastic cafes, pubs, and restaurants – personal favourites include Mattcup Roastery, Fillybrook, Unity Cafe, and Bocca Bocca, among others. Although bidding farewell to the area brings a touch of sadness, we are confident that whoever moves in next will love it just as much as we have!"

Our Local Guide:

High Road Leytonstone, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.
