IF YOU LIVED HERE...

You’d have lots of space to spread out and relax with over 700 square feet of space and four generously-sized rooms and a bathroom. You’d also have the potential to add value to the property which would benefit from some refurbishment. Most of the living space is on the first floor. The large living room, spacious kitchen/diner, double bedroom and bathroom are set around a central hallway. The living room, which measures 15’1” by 11’, is at the front of the property. This is flooded with natural light from large windows and has plenty of space for sofas, a large dining table, and a workspace. The spacious kitchen/diner at the rear of the property has a window above the sink that provides leafy garden views and afternoon/evening sun. This is fitted with wall and floor cupboards and a breakfast bar, and has white, pale blue and blond wood décor that gives it an airy ambience. The bathroom has all-white décor. It’s fully tiled and has a contemporary suite that comprises a bath with a mixer shower and a freestanding washbasin and WC. A large etched glass window provides light, privacy and ventilation, and there’s extra storage space in an adjacent full height built-in cupboard just outside the door. Carpeted stairs lead up from the first floor to a huge loft room. Occupying all of the second floor, this room measures 11’9” by 11’7” and is suitable for a variety of uses. It has two Velux windows, downlighters, and built-in eaves storage cupboards. The property is in a good condition throughout but would benefit from some updating. The décor is predominantly white, with a combination of grey carpet and wood laminate flooring. It’s double glazed and has gas central heating.

WHAT ELSE?

- The property is in the heart of Leyton, surrounded by the many local shops, cafes and businesses along the thriving High Street. It’s also about a mile to the shopping, leisure and entertainment hub of Stratford.
- Leyton tube station is a two minute walk. This has fast direct Central Line journeys to the City (Liverpool Street 12 minutes) and West End (Oxford Circus 20 minutes). It’s also just one stop to super-connected Stratford, which is on the new Elizabeth Line as well as two tube lines, the overground, DLR and mainline rail.
- There’s excellent access to small and large open spaces, with Draper’s Field just a five minute walk away, and the extensive Olympic Park with its world class sporting facilities just a 15 minute walk from your door.

a word from the expert...

"I spend a lot of time in Stratford — running in the Olympic park, cycling at the outdoor Velo Park, shopping at Westfield or simply meeting friends. The area has come on leaps and bounds since the Olympics, with the new Olympic Village creating loads of amenities, green spaces, sports facilities … and not least Westfield, which is a must for shoppers and foodies. Allegra, a sensational seafood restaurant on the seventh floor of The Stratford hotel would be my not-so secret pick, fantastic food, and a stunning roof terrace. For a lazy Sunday brunch, try The Breakfast Club along the canal at Here East. Well-connected and with world-class amenities, Stratford is an area to watch." KYLI CLAYTON E11 BRANCH MANAGER

Our Local Guide:
Stratford

High Road Leyton, Stratford — Stow Brothers

Given it’s been almost a decade since the Olympic torch touched down in Stratford, it’s probably time to let this part of East London shine on its own. It truly is a destination in its own right, with a multitude of restaurants, bars and pubs cropping up in the area, and that’s before we’ve even mentioned one of the largest shopping centres in Europe. Yep, Westfield might draw most visitors to the area, but Stratford’s Market Village is a hidden gem and where you’ll get a true flavour of the community.

Of course, we do have to acknowledge the legacy of the London 2012 Games and the regeneration it brought to the area, including the soon to be opened East Bank. With the former Olympic venues open to the public, residents have an incredibly advanced sport and fitness facilities, while the ArcelorMittal Orbit, the world’s longest helter skelter, is quite literally Stratford’s standout feature.

Transport links

Stratford’s quite the hub. With the launch of the Crossrail, it is now on the Elizabeth line, while high-speed trains already travel between Stratford International and Ashford. The Overground runs to North London, while the Jubilee line and DLR go to Canary Wharf. Finally, London Underground’s Central line nips to the West End.

Vibrant shopping district

What can’t you get in Stratford? It really is a shopper’s delight, with everything from the luxury boutiques, high street retailers and department stores at Westfield Stratford, to the essential shops and market stalls within the Stratford Centre, and the independent stores of the East Village.

Recent regeneration/Post-Olympics

A key aim for the successful London 2012 Games bid was the wider regeneration of the area, which has resulted in one of the world’s largest cultural districts, East Bank. Universities UCL and UAL’s London College of Fashion will join the BBC, Sadler’s Wells and the V&A, opening 2022-2023.
